Well, we tried our twighlight open house with an ad in the classifieds for a Wednesday evening gig. I blew up a nice colorful baloon bouquet, put up my signs and enjoyed reading magazines on a delightful summer evening. No one joined me. One try is not a deterrent, but the location probably is. It was an out of the way spot, someone cut off the baloons from the sign, and I think next time I would do it in a very visible location. I believe prospective buyers are disciplined to read the open house ads on certain days with Wednesday not being one of them. That particular house has just gone off the market after their contingent offer was bumped.
We have 25 listings with more on the way and need any creative advice besides doing open houses. My colleague insists we do them all the time to keep our sellers happy. Sellers are not happy these days as they are sitting with a sign in their yard and few buyers stopping by.
Yikes....
