Is it all about nothing, as Seinfeld says?
Let's look at the following groups of people:
Active Rain posters: Are there people out here who just write about nothing important to our industry?
Tire-kickers: How about the buyers who drag you from house to house for over a year and then say : "oh, I'm going to take a year off and think about it". Is it all about nothing with them?
Sellers: Yes, they list their house with you and when you present reasonable offers, they want to think about it or they will only come down 1% in the negotiations. Is it all about nothing with them?
Attorneys: How about the attorneys that say they review the Purchase and Sales Agreements, but they miss out on major omissions: like a mortgage commitment date that is either not in the contract or is three days from the initial date of the contract? Do all attorneys watch out for the seller or the buyer, whomever they are representing? Is it all about nothing with them?
Appraisers: Do they just arrive at the sale price to satisfy the minimum requirement OR do they truly appraise a house for its true worth? Is it all about nothing with them?
Insurance Agents: There is so much of a disparity, lately, in the insurance costs of homes. Are they trying to make up for past losses? Is it all about nothing with them?
Realtors: There are some that will list a home at any price, just to list a home. Are they acting in the best interest of the seller or their own interest? There are some that will coerce a buyer to look the other way when buying a home that is in dire need of repair. Is it all about nothing with them?
Mortgage Lenders: Will they sell FHA just to make more money and have less work on a loan or will they explore other lending options, i.e. FNMA 95% down (IS BACK!) which will save on up-front PMI and possibly monthly PMI over the next 5 years (FHA loans must carry PMI for 5 years; FNMA loans may be able to eliminate PMI within 5 years without refinancing). Is it all about nothing with them?
IS IT ALL ABOUT NOTHING? OR does someone truly CARE about the client????
