Jim Schmit, architect of 9 unique homes at the base of Kamehame Ridge in Hawaii Kai, found opportunity where others only saw a thin stretch of land on a busy road.
He is a modernist, and jumped at the chance to build a different kind of project, with a modern approach. The 2 completed homes look like warehouses from the outside, but inside you can see the blending of modern materials and an island-inspired courtyard and loft.
Schmit is facing building challenges, not unusual in our island home. He's had to put in water, sewer, and repave the part of Hawaii Kai Drive fronting the project, after installing underground utilties. Each home is about 4,000 sq ft, and will sell for $1.5 million. Would like very much to see the outside shots of the house. How does Scmit's prices compare to the rest, if you consider same type of square footage, age, and area?

LLoyd: There really is nothing else like this in Hawaii Kai or even in Honolulu, especially in this price range. These are very unique, reminiscent of San Francisco-style lofts, but very large and sprawling, by comparison. An artful combination of modern architecture, with island-style things like tropical hardwoods, outdoor showers, etc. This property is the best price per square foot in the area and there is hardly anything else this new in the immediate vicinity (Kamehame Ridge & Na Pali Haweo neighborhoods). These are high quality homes, but what you are missing is the incredible views that many of the other homes (right up the hill) in this price range have. BUT you are getting far more in the way of size, style and amenities. These homes are built into an excavated hillside on a well-traveled road. Sound does not seem to be a problem, as they have very thick block walls, so are well insulated. They look a bit like commercial properties (I think, sort of like low-rise office space) from the outside, but are like an oasis on the inside. Those pictures above (and these below) really don't do the properties justice. Here are some of the outside
