How good are you photos ?

I always wonder why people post bad photos of homes ?  Why do the magazines hire photographers. Maybe its because they know people are stumulated visiaully. If they dont like the photos you most likely wont even get the call to show

Make sure you are not looking at a window with your camera it will make everything dark in the room

Hold the camera chest high not eye level seems to get better coverage form floor to ceiling

Get the widest angle you can I use a 12-24 mil lens

 

What ever you do try not post bad photos on line. Hire someone or get a friend to help.

You must have been looking in our MLS lately =) I am wondering if photography will improve with the National Database coming up. I agree with you, Alison, great shots do help.

When first impressions count...

I have a wonderful wide angle lens camera that I take all my homes with. I got so sick of agents coming in after the homeowner spent good money on a staging and (no kidding) used their cell phones to take photos. I now take all photos at no additional charge - it just comes along with each staging package.

my daughter says she has "agent rage" - she was looking at photos the other days and here are a few comments i can remember:

  1. do the woman and the dog in the pool come with the house?
  2. is this an reo? because the clutter on the kitchen cabinets look like it
  3. did they forget to turn on the flash with this picture - wow, black room...am i supposed to used my imagination?
  4. there were others....she gets so mad and her coments are so funny for a 14 year old

When an agent asks me for pointers for taking better pictures, I give the following:

1.  Use a wide angle lens

2.  Turn off the flash

3.  Use a tripod

4.  Take lots of photos

After still seeing bad photos in the MLS I had to add one more.

5.  Only upload the good photos

Thank guys for all the blog comments. I know I have been guilty of bad photos and I think as professional marketers first even before we are professional negotiators we have a duty to present the BEST we can for our clients.

I always take a portfolio of my photographs to listing presentations., and ask sellers if they've seen sample photos from the other agents they've talked to.  The answer is always no . . .

Like the idea of portfolio of photographs to listing presentations.    Being 6'4" I have to remember to lower the camera when taken still photos.   Tripod is very useful along with a remote control.
