Beach Updates

Ocean Shores is wildlife crazy this time of year... In the past month alone, I've had to stop for a momma duck and a couple dozen of her little babies in tow.. more than once. Last week, a pheasant started sqawking or whatever they do while I was walking around on a lot near the North Jetty... scared me. There must've been a nest nearby... There's a raccoon (my kid named him Bob) who wants to move in. He tried to sneak inside the garage last week as we were leaving. He likes dog food better than Sun Chips by the way. I know, don't feed them... We've got Canadian Geese that want to live on our dock (and leave their droppings all over it). We've got a plastic owl on the dock to scare them away. It's not very effective.. Stellar's sea lions frolick ... Image from:

Three Stellar sea lions yelled at me while surfing last weekend. I think it's actually a growl or a bark that they do. I'm pretty sure that they were mating... It's the season and they were really close to each other... A gray whale played a game of Marco Polo with me as well out there in the waves...

 

Of course, this is the time of year when all the baby deer are born so they have no idea about rightaways, cars, etc... It's nuts. This is the only time of year that a slower speed limit makes sense to me... because of the little fawns... Three black bears got picked up by the State earlier this week... I'm still pretty sure that they missed one I saw near the elementary school on a recent morning... I saw a cute brown little bunny on the side of the road too. I slowed down because I wanted to catch and pet it, but it ran. Last night there were two 3-point bucks eating grass right next to the road as a drove by. I even slowed down to a crawl and they didn't even blink an eye at me. Why go to the zoo when you can go to Ocean Shores? Pretty catchy huh? And we've got a beach... 
 

Ocean Shores Real Estate Update

Sales continue to go up at the beach. News is good. See below...

April Home Sales
Home sales again jumped as 24 homes sold during the month of April. Residential sales have been increasing quite well at the beach considering 9 homes sold in February. Then 17 in March and now 24 for the month of April. These are good numbers. Average selling price was $157,290 - up from $147,100 last month. The cheapest was a 1200 square foot fixer that sold for only $53,000 while the most expensive was a nice lake home that sold for $325,000. Average time on the market was only 183 days - down from the average of 278 days on market last month. There are currently 31 homes that are pending right now - down from 36 last month at this time. Inventory is still increasing though as there are 248 homes on the market right now compared to 223 homes last month and only 218 in February.

 

April Vacant Lot Sales 

Lot sales in April were down as only 13 sold compared to 18 last month. Average sales price was $25,684. Average time on the market was only 228 days compared to 446 days last month and only 539 days in February... 9 lots are currently pending. There are 551 lots available on the market right now compared to 536 last month.

April Condo Sales
Not 1 Condo closed in March. Sales can only get better if you're a condo....... and they will....
