How to Find a Local Realtor®

If you're looking to buy a home, one of the important considerations is when the right time to employ the services of a Realtor® is.  I believe you should consult a Realtor® as soon as you decide you want to buy a home. 

For most buyers, especially first-time buyers, the amount of time between first deciding to buy a Drivehome and actually starting to do so can a period of over 6 months.  This time is generally spent driving around visiting open houses, calling numbers on for sale signs, and searching the internet.  Many buyers do not want to be a burden for a real estate agent until they are sure they are ready to buy.  This is a very inefficient process, as they look at a lot of homes that do not meet their needs, they contact a lot of different real estate agents and they drive around a lot.  Buyers should contact an agent at the beginning of the buying process because doing so will save the buyer time and money.  The knowledge that a Realtor® brings to the process can prove invaluable as they know the local market and can help guide the buyer through the necessary steps towards home ownership.  Real estate agents who understand today's buyers will be willing to assist buyers no matter what their timeframe is.

The other concern that buyer's should have about contacting the listing agent of a home about showing them is that the listing agent will be a dual agent.  The listing agent has been working with the seller, giving them valuable information throughout the course of the listing.  As soon as a buyer is introduced to the situation, dual agency applies.  The buyer does not get the same treatment because now the listing agent must be a neutral party to the transaction.  As they buyer, do you want someone who is looking out for your interests or someone who is facilitating the deal?

Initially, the buyer's agent should set up a meeting with a potential buyer before scheduling any showings.  This consultation should set up the buyer's parameters, create a working relationship between buyer and Realtor® and generate a course of action to enable the buyer to reach his or her goal of homeownership.  The consultation will also establish the services that Realtors® provide.  Some of the services include providing information, arranging tours, negotiating contracts, and protecting the buyer's interests.   Do you want a Realtor® who is thorough and conscientious or the real estate agent who is just showing up to open the door to a listing in the hopes of making a quick buck?  Building trust between buyer and Realtor® is important as there are, unfortunately, a lot of people who are in business for the wrong reasons.

Experienced real estate agents will help the buyer save money on the transaction by assisting them in many steps that most people wouldn't consider to be part of the home buying process.  A good Realtor® will assist a buyer in obtaining a preapproval and, if necessary, steps they can take to improve their credit score, debt to income ratio and more.  Many people overlook the costs of financing and focus solely on the purchase price of the home.  Financing is an important part of the home buying process that many buyers overlook.

Buyers will also get access to the market updates that will help them to understand the local market.  There are hundreds of websites available to buyers to look at listings.  Most of them put all active listings into one category.  Homes that are under contract, temporarily off the market or that have recently closed may still be included under active listings.  Buyers will spend time looking at listings that are either unavailable or will likely be unavailable within a short period of time.  By contrast, listings sent to buyers by a real estate agent will differentiate active and new listings from listings that are closed, temporarily off the market or under contract.  Buyers can also easily indicate interest in properties that the Realtor® can also view to help narrow the search to only the properties that best fit the buyer's criteria.
