Carroll County Market Trends 1st Quarter of 2010

Market trends within Carroll County, New Hampshire show a number of significant changes indicating a more promising outlook as we move forward into the year.  

In the 1st quarter of 2009 the Carroll County Residential market reported a total of 609 new Residential listings, 241 back on the market and 286 pending/contingent sales.  570 listing expired prior to a sale, 173 were withdrawn and 134 resulted in a successful close/transfer.  The average marketing exposure time averaged better than 6 months, the average SOLD price $227,657., and the average MEDIAN price was $167,975.Carroll County, New Hampshire

In the 1st quarter of 2010 the Carroll County Residential market is showing positive signs of change.   Carroll County reported a total of 707 new listings, 248 back on the market and 389 pending/contingent sales.  549 listings expired prior to a sale, 112 were withdrawn and 208 properties resulted in a successful close/transfer.  The average marketing exposure time averaged 4.95 months, the average SOLD price $324,920., and the average MEDIAN price was reported as $186,000.

  • Market inventory increased +16%
  • Back on the market listings showed an increase of +2.9
  • Available properties under contract or contingent increased +36
  • Properties that didn’t sell decreased  -3.6%
  • Properties withdrawn from the market decreased -35.2%
  • Properties that SOLD up +55.2%
  • Days on the market decreased by 1+ months
  • Average SOLD price increased by +42.7%
  • Average MEDIAN value also increased by +10.7%

Carroll County residential market data reflects positive signs in just about every measure.  Closed Sales are up better than 55%, inventory increased a modest 16%, marketing time has been reduced by one month, sale values are up 42% and the median price is also on the rise with a 10% gain.  Carroll County is home to the Lakes Region and a Gateway to the White Mountains of New Hampshire…now may be the right time to find your slice of New England, come take a look…"You’re Going To Love It Here"
