You have to try the list.  I use that and the notice of default list.  In the 30 day late list you will find more people that can fix the situation.  That is why it tends to be larger than the 60 day late.  Beyond 60 days late it gets exponentially harder to resolve the default situation.  You will find all kinds of reactions.  Some want to act right away on a short sale option, some don't do anything, some won't like you and others will be interested in your proposition.  So it's a number's game.  For calling I use Mojo Sells Engine, here is the link

This information has a different spend than most...a list from the credit reporting agencies as opposed to realtytrac, etc.  Great information hope it works out!  Here in NJ we are still experiencing a high rate of foreclosures...it pains me to see so many foreclosures on the sheriff sale lists.  I still don't understand why the homeowners don't seek professional advice before getting to this point which is why I would like to reachthem much sooner and not see them go through a foreclosure.  We all know that's not good!  Thanks.
