There are four ocean front complexes in Long Beach. They are South Beach Landing, Ocean Villas, Ocean Park, and Southwinds.
Ocean Park, located on the ocean at Lindell Blvd, was created in the mid 1980's and was the brain child of Glen Spiritis former City Manager of Long Beach and also a former city planner for the Town of Hempstead.
Currently, Nevin Diamond has one unit for sale in Ocean Park, a lower unit priced at $999,000. This oceanfront lower unit has bleached hardwood floors, corian counters in the kitchen with black GE Pfofile Appliances and Granite Floors. The bathroom has a jacuzzi for 2, steam shower, and features emerald colored stonework. It also has a gas fireplace that can be converted back to the original wood burning style by removing the gas lines.
South Beach Landing and Ocean Villas, located on the ocean between Lafayette and Washington Blvd, was created in the mid 90's. Last thursday there was a bankruptcy auction at South Beach Landing and a lower unit, 416 Oceanfront was purchased for $710,000. They were asking as much as $1,200,000 for this unit.
Southwinds, located in the West End, between Kentucky and Georgia, was created in the late 90's and was the former site of Chauncey's. Currently, Bridget Callahan has 2 units available here. A lower unit is being offered for $1,100,000 and an upper is asking $1,299,000. Keep in mind these are the most spacious units and also the most contemporary.
Laurie West has one lower unit for sale in ocean Villas for $$869,200. Ocean Villas is the only ocean front complex with semi private elevators.
It's all about supply and demand. In Long Beach or anywhere for that matter. The most desired and the least available is prime ocean front properties.
Currently there are only six for sale.
Joyce Coletti is marketing two upper Ocean Front Condos in South Beach Landing for $$1,149,00 and $1,250,000 plus both units are available for the summer. One upper is being offered at $22,000 per month and the other is now $35,000 for the season which runs from Memorial Day to Labor Day.
