HOW CAN WE PROTECT OURSELVES WHEN SHOWING PROPERTY?

Just recently I called my listing client to tell them I would be coming to their property in thirty minutes. I also emailed about myarrival. This property had been inspected and I thought I knew everything there was to know about the property.  I arrived, rang the bell, the door opened about five inches, there was no response. I stood there and within seconds, I had two pit bulls  launching at me and hit me on each shoulder. I landed about twelve feet off the balcony porch on my tail bone, and had two pit bulls circling on top of me. Finally, the owner realized the dogs were out and they came to get them off.  This felt like it went on and on. I had never seen the pit bulls nor was told about them.

Just yesterday, I was showing property and was greeting my customers. Out of the blue, I had two boxers launch forward and preformed a clawing battle with me.  The customers were scared to death and ran. I managed to get them off of me and found my left arm to be badly injured with razor scrapes and deep punctured wounds. I immediately ran inside to get to the sink to have water run over my arm and looked around to see another boxer inside.  The customers were shaking and I tried to be big and brave as I was just about to pass out.  They left immediately and I wrapped my arm in paper towels to try to get to a place to clean my wounds.

I am asking for suggestions. I think something has to be put in a listing agreement that requires animals to be put in a safe place when showing. I love animals but I am smart enough to know their nature. They get in protective modes and that is what some do. I knew these dogs and had been around them with the owners but they were protecting the property.  Wow, what a day. I know German Shepard are protective and recently, I had not been told a renter was in a property that I had listed. I had a client with me and opened the door with an attack trained German Shepard greeting me and the client. We were both stunned and shocked that we had experienced that. The renter was a ugly as the dog in this case. 

Each time I have talked to the owners about this. However, it goes over like water going over a damn.

You need a can of CS gas. Not pepper spray, but CS gas. Requires a concealed weapons permit in most states.

Our mls in showing comments requires a mention about dogs.. But still sometimes the dogs are not secured

Hopefully, they have insurance and you should take legal action as well as report the cases to the police.

That is really cute.  However, it was not cute when clients are screaming and  running and you are fight off the animals.

What a horrible experience for you and the clients Carol.  Even if it's stated in the listing that animals have to be secured, how can you be sure until it's too late?

That is very scary!  I don't really know a solution other than on your own listings to outright ask if they have dogs or dogs will be on the premises.   Seems like they would have enough common sense to secure the dogs for showings...especially when you made an appointment well in advance!  I think I would insist on this going through their home owners policy!

Carol..that is ridiculous and very dangerous for you and your clients. I will not enter a home if I see a dog anywhere loose. Although I did break my rule last week and went into a backyard where a boxer was in but the boxer was so fat and old he had a hard time standing up...

I have had discussions about this with the clients. 90% of the time the client has defense for the animal..not the response to your safety issue.  It is ..Oh they just can't seem to get out of acting that way. Or "I have asked the Vet why he acts that way." HA HA

Dogs and showings are quite the challenge.    I recommend dog pens when they put the home on the market, or a family member watching them until it sells.    If a dog bites, there is home owner's insurance to be considered.

WOW hope you are feeling well. In our MLS we do have an option to check if call owner with pets.  I have also used a sign to put it out so the agents & buyers are prepared about the animals in the home.

Carol - Bless your heart! You have had some episodes with dogs lately! I'm glad you are okay and if you haven't, you need to update your tetnious shot.

It should be a requirement to have it marked in the MLS - if you list that one house - make sure you have a talk with your Sellers about their pit bulls also!!!

Hi Carol~  There is nothing funny about any owner leaving any dogs there or in the area while a property is being shown! That is a disgrace! NO ONE knows how an animal will respond, so it just isn't worth taking the risk.  ALL ANIMALS MUST BE GONE for showings or else don't let it be shown!  Otherwise, they  just should NOT put their house on the market, period!

I have used pepper spray on two dogs that surrounded me while I was out for a walk one day.  One quick spray at each of them, and they just shook their heads while they blindly walked away.  I don't know if it will work for all dogs, but it did for these two little mutts.  They weren't pit bulls, but they were about to attack.

This has been almost two weeks and I have had to go to the emergency again, take two different types drugs and had a huge staph infection.  My arm has three huge deep holes below my elbow and claw straches that are also infected.  During all of this the pain is unbelievable.  I mentioned this to our board but we do not have any mention of animals in our listing agreement.  My listing agreement will always from now on have an extra line to state that all dogs are secured.  I love animals but I shutter when they run to me barking after that.  Thanks to all of you concerned folks.
