You've been through so many homes and now your dream home has been found. The location is great, and has plenty of room for you and the family to grow into. All seems good, but it hasn't been occupied for a while and needs some work. Regardless what the situation may be, (vacant or occupied) you owe it to yourself and your family to have the home inspected by a qualified home inspector Timothy Kolb of ATS Home Inspections. Vacant homes that have been sitting on the market for awhile may have issues lurking not only past that front door but also throughout the whole property. I have seen many foreclosed home with a full plate of issues that could have been prevented by simple maintenance practices.

Here are just a few issues that I have found in the past:

Vandalism and theft of appliances, pool pumps, electrical wire stripping, faucets, lights (copper is valuable at savage yards) broken windows, graffiti walls & doors. Kitchen islands, floor coverings. Did the prior homeowner assume he could resale these items, and frustrated over the loss decided to “Get Even” . Of course then there are those who so to speak “case the joint  or neighborhood” when the opportunity is ripe.



Plumbing which functioned properly fine on the day of the walk through can fail through non-use.  O-rings, gaskets and other sealing devices that are designed to be used in a wet system can become brittle or shrink during a two year dry spell. Also, dried out sewer traps which could allow methane gas to back up throughout the home.


Improper electrical hot wiring for outdoor usage, broken plug prongs in outlets, double-lugged breakers, un-protected outlets, open junction boxes, with bare wires some hanging near gas lines. Cost for a licensed electrician was not in the budget, or vandals looking to have a party in a vacant home
Tampered roof trusses, some cut for additions that alter the structure integrity of the home (roof, walls). In this case a truss engineer would have to make recommendations for the repair, then when repairs are completed,. they then has to stamp the approval of the repairs.
