Selling a home fast in a buyer’s market. Critical elements that will make your home sell. It’s a buyer’s market, it’s a buyer’s market, it’s a buyer’s market¸ we hear everywhere People are talking about it, the media is talking about it, home sellers and home buyers and Real Estate professionals. So what can we do to help sell a house with in a timely manner? Here are the critical elements that will make a home sell. 1- Price correctly- Pricing a home within the market or ahead of the market is crucial. Compare similar homes around your neighborhood. Look for size, amenities and condition. This same are being considered when a Bank appraiser will look for when he/she appraises the house. There are home evaluation services on line that can give you an estimated house value for Free. 2- Prepare your house for sale- Clean out all unnecessary items, furniture and nick knacks. You want the potential buyers to be able to visual their family living in the home not yours. Declluter! Rent a storage room if you have too. Make the house feel and look open a spacious regardless of the size of the home the bigger and open the better. Plus getting rid of unwanted stuff will make your move easier when you are ready to move. You can always host a garage sale or donate to the Salvation Army or anyone else. 3- Curb Appeal- The first thing that a potential buyer will see pulling up to your house is the curb appeal. Make sure the lawn is mowed, the shrubs are trimmed; sweep up the property on a regular basis. There are many homes for sale; you want your home to be in tip top shape. 4- Neighborhood and/or community information- many buyers are looking into a neighborhood before they even look for a house. You need to sell the neighborhood along with your house. Create a list or a flyer. List all that the neighborhood has to offer. List schools, shopping, transportation, parks and anything else that your neighborhood offers. 5- Home inspection- it will be a good idea to hire a home inspector before you sell your house. Home inspector can tell you if there’s anything wrong or needs to be addressed, like a leaky faucet or a slow drain or a crack in the basement etc...This way you will have the opportunity to correct these issues and avoid many obstacles that will later come up anyway when a buyer hires a home inspector and find these issues. 6- Have the home available to show- With so many homes on the market; having your house available to show anytime will putt you ahead of many. Buyers tend to look at many homes for sale before they decide on the house they will buy. When they can’t see your house they may not ever see it or will think that you are not a serious seller and will decide to pass on considering you house. If you have a property priced realistically, that happens to be in a short supply, and you are ready to move quickly, that listing moves fast, is not at the mercy of a buyer coming along and you begging them to buy. Quality property, priced fairly, marketing all out, full throttle sells in any market. Not every market is up against the wall like a Detroit, Florida, California. Rural areas have had some of their best years due to low low prices and folks investing in them because they are sooo cheap, so safe and clean, under populated. Every market is different and if brokers hammer away that its buyers market (X three) then it keeps the balance perception out of whack.

Good and timely ideas.  They are all tried and true.  Price is always the biggest factor, but without the other elements you mentioned, price alone may not be enough to bring about a quick sale.  Thanks for sharing.
