This Palm Coast Real Estate market report includes 15 new listings, 16 price reductions, and 15 just solds. New listings include properties in Palm Harbor, Hammock Beach, Saltwater Canals, Hammock Dunes.Cypress Knoll, and Ocean Hammock. 2 Properties that were pending and under contract and fell through came back on the market for sale. Three properties caught my attention today. One is a newly listed Bank Foreclosure Home listing in Palm Harbor. The other three are Just Sold Properties..all condos…two in Grand Haven and the other in theTidelands. I continue to be amazed at how low these condos are actually selling for…WOW!!! Listing Courtesy of: Realty Central and Flagler County MLS IDX This Bank Owned Foreclosure property caught my attention due to the fact that it is located in the Palm Harbor neighborhood East of I-95. It is also a large house for the money. Offering 4 Bedrooms and 2 bathrooms and at just $58 per square feet…it is worth taking a look at. Whoa!! The Sold Prices on Grand Haven Riverview condos just keep dropping. The original owners of these units are really taking some significant losses and those still hanging on, thinking that the market is going to turn around and they will recoup their initial purchase price…is sadly dreaming. I do not condone people just walking away from their obligations and mortgages…but, these units have lost over 75% of their value since 2006…just a reality check for anyone who even remotely thinks these prices are ever coming back…the truth is…they were NEVER really worth $400,000 This particular Grand Haven Riverview Condo unit # C103 just closed sale for…wait for $102K…yup…$102K. This same unit last sold in 2006 for $401K….ouchie!!! Featuring 3 Bedrooms/2Bathrooms and 1762 living sq feet….the new owners just scored this condo for $58 per square foot…now that is a HOT PROPERTY DEAL!!!! View Similar Properties For Sale And just when you thought it couldn’t go lower….along comes the sale of… This Grand Haven Riverview unit also just sold for an amazing price of $54 per square foot. The last recorded sale of this Grand Haven condo was in 2006 for $415,000. It just closed sale today as a bank owned foreclosure for…wait for it...$96,000...yup, that is not a typo. This unit was listed for sale as a Freddice Mac foreclosure at a list price of $99,000 and just closed sale today for $96,000…making this one of the worst losses of false equity that I have seen in the Palm Coast Market. Selling at a discount of $380,300 or a horrifying 80% loss…YIKES!!! I remember when buyers were lining up to buy into the Tidelands project pre-construction and now Tideland’s owners are leap frogging under each other to unload these units as short sales and foreclosures…they are starting to look attractive at these prices…may be an excellent buying opportunity.
