Something Smells Fabulous, Did We Arrive In Time For Dinner?

Not For Sale SignYesterday evening I met with a brand new client to show her some homes for sale. Something didn't look quite right with the second home, so I double checked the showing instructions. Vacant, go and show, lock box on porch, use probate contract. OK, I thought, the truck parked in the driveway might belong to the previous owner and the family hasn't sold or moved it yet.

Spaghetti DinnerI noticed there wasn't a real estate sign. This isn't uncommon since we have had problems with squatters and rent scams. The front door is open, I can hear sounds coming through the screen door. Is someone else showing the property right now?

I double check the address. The home matches the picture on the MLS printout. I walk up to the front porch to see if there is another agent in the house. I'm greeted by a jolly woman with a big smile, May I help you?

I held up the MLS printout and said I may have the wrong address, but this house looks exactly like yours. That IS my house, she said. Well, this MLS printout says this home is for sale, is it? No, she said, we just bought it!

Oh! I see! Well it looks like the listing agent forgot to tell the world that this home was sold to you, I'm really sorry to have bothered you. But something smells fabulous, did we arrive in time for dinner? No, she said, I would invite you in but I didn't make enough food!

Did I forget to mention I had 4 people standing behind me? I sent that lady a note thanking her for being so kind, especially when I had interrupted her dinner. And then I called the Multiple Listing Service and asked them to update the listing to a SOLD status.

Just another day in this crazy business called Real Estate!

Stephanie - I love to talk to strangers, it comes very easy to me.  And I'm a clown, so bantering with humor is my way of breaking the ice.  But yes, it was a bit embarassing!

Mary Kay - this is a first for me, I've never tried to show a home that had already been sold!

Well, at least you had the right address. I was showing a home a while back when the buyer noted there were no beams in the living room. I looked at his photo of the home on the MLS print-out and looked up. Yup, no beams. How odd. Went outside and looked at the address. Sure enough, we were in the wrong house.

Oh my that agent didn't get a fine for not updating the listing?  They'd be toast here!  Isn't it good to run into pleasant people in an unpleasant situation.

Those moments can be so unsettling but you sure handled it well and how fortunate to meet such a gracious new owner! 

I actually had this happen to me one time also.  The new owners were moving in at the time we stopped by for our showing.  I had even received a confirmation voice mail from the listing agent before scheduling it in, thankfully these people were very nice too. I immediately called the LA's office to have the listing properly updated.

Supper would have been nice but, oh well!

Well, that was embarrassing.  I don't know about your MLS but ours fines agents for not changing the status within 3 days.

Anna - we are supposed to update our listings within 3 days.  This was an out of town agent (probate sale, maybe a relative) and probably doesn't belong to our MLS any longer.  I was SO happy I didn't get a meany because I probably would have been yelled at.

Therese - I had just met this client 30 minutes earlier so I was definitely in the hot seat.  Everyone laughed, so I think they like me.  Yes, supper would have been nice, it was 6:00 and I was hungry.

Jane - I'm not sure how aggressive our MLS is regarding fines.  BUT they are very agressive when I accidently use a restricted word in the description of a house.  Sheesh!

They just updated our MLS rules and made this a big fine for all agents that are to busy cashing their checks to update their listings...

And I thought Zillow was notorious for that!  Our MLS has a fine that (I don't) is imposed when people don't update the status.  The owner might have gotten a kick out of it, thinking her home was still desirable.

Paul - wouldn't it be great if the listing agent wasn't able to cash their commission check until after the MLS database was updated with sale info?

Carla - that's right, as a buyer's agent you don't do MLS updates, do you.  The owner was pretty emphatic when she said the house was not for sale.
