Guess What Happened Here? Some Local Neighborhood Stats in Naples, Florida.

Please take a quick look at this chart and see if you can determine what happened.  It should glare at you like a "sore" thumb.  It isn't a bad thing either it's simply that the events occurred all relatively within the same time period.  This information is comprised from two neighborhoods within the City limits known as Aqualane Shores and Port Royal.  Unfortunately these were not my transactions.

Month by Month Numbers of Statistical Real Estate Data

Yes, you are seeing the correct information.  That's a median sold price of $13,000,000.  Now , it's not so unusual to have several homes available at $20M + but it is unusual to see them sell at virtually the same time.  I had discussed previously with associates how events similar to this can skew statistics.  County wide these few sales alone adjusted our pricing from medians of $167,000 to $225,000, not too shabby! I was wondering if some homes closed wrong :)  We see this within rental stats every now and then!

Renee, one time I had input a listing at $999,999,999, that'll really throw the stats off kilter!  I must've been a shaky SOB that day.
