Homes in the village of Larchmont feature tree-lined streets and pre-war homes packed with Old-World charm and character.  They range in style from rambling Victorians with wrap-around porches, graceful colonials and impressive Tudors.   Typically, the homes in the village sit on smaller lots, though there is still a feeling of space and privacy.  These are mature neighborhoods with old-growth which adds to a sense of privacy.

Convenience is a very big amenity of this part of Larchmont. It is easy to leave the car behind and walk to shops and fine dining.  Many leave the car and walk to the train and end up doing their shopping on their way home.  Most locations in the village are eaily accessible by foot to Metro-North.   Walk Scores range from very walkable to walker’s paradise – which is very unusual for single-family home neighborhoods.

Homes in Larchmont Manor:

As a general rule, Larchmont Manor  features bigger more expensive homes on larger lots.  The streets are graceful and meandering with the mature growth that characterizes a long-established neighborhood. Located on the other side of Boston Post Rd., the area is slightly less accessible to shopping and dining withou the car.  It makes up for it with more spacious homes,  some feature water views of the Long Island Sound.

The area boasts the beauty of  Manor Park and the Larchmont Yacht Club.

The walk score in this neighborhood ranges from very walkable to car-dependent.

Commute from Larchmont to Grand Central Station:

The commute from Larchmont to  NYC couldn’t be easier with an express stop at the Larchmont Train Station.  It’s  mere 35 minutes to Grand Central by an express train on the New Haven Line.   Since walking to the train is walkable from locations within the village proper and some surrounding areas -  a NYC commute could not be easier.  In fact, depending  on where your destination in Manhattan is located, the commute from Westchester can be faster and easier than a commute from some popular residential locations in the city itself.   Larchmont NY could easily be described as a commuter’s paradise.

Pricing and Sales History:

All of the information below including the graphs were derived from the Westchester-Putnam MLS – (WPMLS).   As of this writing, complete data was not available for the first half of 2010.  I have extrapolated some of this data using the first five months as a my guide, but those numbers will not be found in the charts since the accuracy isn’t there.

The average overall price of a home has fallen 36% in the last half of 2009 to $1,143,000  since the peak pricing levels in the second half of 2006 of $1,963,000.
When broken down between 3 BR, 4BR, and 5+ BR homes  the largest price loss was seen at the high-end with homes that had over 5BR.

Sales volume is also down about 36% from the peak levels of 2006.  This volume to a much appreciated upward tick from the previous year of nearly 50% in the first half of 2010.  But overall, the numbers are still well off their highs of 2006.

Current market stats show  17 contracts/pendings with 35 active listings creating an inventory hat is a very small 4 months.   This is consistent with conditions that favor the seller more than in other areas of the county.

Thanks - the one thing about being on the East Coast is the fact that the landscaping can be quite lush. Many people have "English gardens" and you can really get away with that given the high humidity and rainfall in the area.

It's a nice area.  I got to know the neighborhoods through my father who lived there for many years. I also have had a couple of buyers recently in Larchmont.   This is the "new" model for future neighborhood blogs that I plan to do.  I did some in the past, but they are in need of updating and expansion.

My father LOVED Manor Park - as do I.  He lived in Larchmont for 27 years - Unfortunately he passed away last month. But he was an excitable person and the park had a calming effect on him.

It's a fairly high-end village in a county that's high priced to begin with....hence the prices.  They are a lot lower now than they were.

it is unusual to have a localism featured, but it happened to me once when I blogged about the neighborhood where I grew up.

Glad you liked it - I'm trying to do it with a few communities in my area.  Oddly, I didn't start with my home city except for a couple of subdivisions and several condos.  But this type of post is informative for buyers and sellers alike.  Tami and Katerina are echoing what my Keller Williams coach indicated. Too much information for one blog.  I should spread it out over 2-3.  The idea was to keep adding on and offer PDF's, but each one of these is hard to do - a long process, and it might be best to break them up.
