Sellers and Realtors: Staging Education, Part Four,  Neutralizing / Depersonalizing    

Part of my role as a professional home stager is to educate Home Sellers and ReaDream Interior Decorating and Home Staging Fresno CAl Estate Agents about the realities of Home Staging.  Watching home staging programs on TV frequently misleads viewers and does not  impart the details of how a professional stager works and how the staging process plays out.

In the Fresno, Clovis and Madera foothill and mountain communities the housing market remains a very strong Buyers market.  I have heard many stories of buyers getting homes for 40-50% of the value that was established for them 2-3 years ago.  Many sellers are underwater with their loans and need a way out.  Home staging can help with these issues. 

Professional home staging is frequently misunderstood by many real estate agents and homeowners.  Sellers and agents are often fearful of the stager and the process.  They often think that it is primarily about decluttering, removing family photos and then adding beautiful items from a stager's inventory or having to buy new furniture themselves. 

While those aspects can be important they are NOT the sum total of what a professional home stager can do for you and your home.  We do NOT come into a home to demean or berate how the seller lives.  Our goal is to help sell the property and to make the process as easy on the seller's as possible.

Neutralizing / Depersonalizing                                                                                            

As much as you want your house For Sale to stand out from the competition there are positive ways and negative ways to accomplish this task.  When potential buyers are searching for their next HOME they want to be able to visualize themselves living in each and every space. 

If your home is decorated, even professionally decorated, hopefully that was done with your personal taste as a priority.  Now that your HOME is turning into a Product For Sale it's time to make it appealing to the broadest range of potential buyers. 

Your personal choices in window coverings, collectibles, wall art, wallpaper, paint choices and much, much more are not necessarily the best choices for when preparing your home for the resale market.  Your home may be beautiful and many people may compliment you on your style, but it is just that YOUR STYLE.  Generally, when people are visiting your home they will be kind and not tell you how your taste and your style is not theirs.

In the above photos, these savvy owners realized that the watermelon colors of their master bedroom would not be appealing to others.  A bit of paint and a room rearrangement made the room much more appealing

Above, the living room of this house was used as a classroom, which was perfect for the sellers.  Before it was listed For Sale, the paint colors were neutralized and once again it became a living room. 

LETTING GO of your HOME so that it can become someone elses can be a very difficult part of the selling process.  However, if you are serious about selling, it is crucial that you allow others to see themselves in that HOUSE.   Neutralizing and Depersonalizing can help that happen.

Ginger, those two words, neutralize, depersonalize, carry a lot of weight. It is hard for people to detatch themselves from something that has been a part of their life. It helps when you can give them the "before and after" visual photos.  Great article.

Craig, yes I personally know about detachment issues.  It took me MONTHS to let-go of my last home, even after I had moved.  However, if I had detached before the move and made some of these same changes I could have sold faster and for more money. Thank you for commenting!

Another great post in this series, Ginger!  So many sellers underestimate or misunderstand the process of home staging.  I especially like the home schooling transformation.  I have had several of these homes and I understand how important it is to make the house more suitable for the masses.

Excellent post Ginger............you really know your stuff!  More sellers and agents should take our advice.  Statics prove that homes that are staged sell faster and for more money.  Neutralize is a term I've never used in this business, only when I was a hairdresser..............I like it, I may just have to steal it from you. 

I'm behind on this class, I'm going to have to go back and pick up Parts 1, 2 and 3.  I promise I'll be around for 5, 6 and 7.

Ginger those two words really say it all ... letting go. I have found time and time again when sellers do not let go either physically or emotiionally, a new owner can't come into the picture.

I think that is the hardest thing for most people to do - see their "home" as a product on the market. But that is exactly what it is. When its a buyers market, you can't afford NOT to let go. Great post as always!

Ginger- I am lovin' this series.  And, this topic is so critical in staging.  We all get so used to how we live and our own furnishings that we need a 3rd party to shoot straight with us. And, as you pointed out, stagers are not immune to this.   The chandelier would look great if this was the the lobby of the Ritz but too much for this room.

Hi Kathy.  I did the consult on the house with the chandelier almost three years ago and it is STILL "on the market."  The owner couldn't "let go" then and still can't.  I guess that she REALLY doesn't want to sell.  That light fixture hits you smack in the face the minute that you walk into the house....issues for sure!  Thank you for commenting again.
