Are you on the lookout for a real estate agent in Beaverton, Oregon to help you find your dream home? What are you looking for? What areyour needs? Make sure you have a list of wants and needs and remember these are two different things.

Wants are things that would benice to have and needs are things your home must have! Recently I had a person callme that had a smalllist of needs in a home and a larger list of wants. But, when he would send me homes that he wanted to see, not one of these had any of the needs he was looking for, I knew that he was getting desperate despite not looking at a home yet.

I was calling and emailing this person everyday with updates on his home search, but after two weeks of not finding a home with his needs he called another agent to go show him homes. (I wasn’t worried, this other agent clearly wasn’t listening or they wouldn’t have gone and looked athomes) You see after a week with this other agent seeing 22 homes, he called me back and said “Todd, I really need your help, this other agent just doesn’tunderst and what I need in a home ”You see, I was listening to his needs and despite me not showing him a home, he knew that I didn’t show him a house because they didn’t meet his needs.

I wasn’t going to show him every home on the market hoping to get him to write an offer on one of them like this other agent was. He told me “This agent kept trying to get me to write an offer on everyone ofthe house we looked at telling me how they were a great deal, they didn’t listen to what I needed. I didn’t need a price, I needed amenities.”

When you meet with me for the first time, I like to make alist of wants and needs and we work together to make sure we find the home that fills all your needs and hopefully most of your wants. To be honest I’ve never seen a home that can fill both lists.

You are the buyer, you should have an agent that will work for you to find you the home of your dreams, but calling every agent in town tosee every home will not get you loyalty or a hard working agent. An agent that will listen to your needs is someone that will work with you and not be a glorified taxi.

Sounds to me like a pretty iron clad case for why we were given two ears and only one mouth!

Listen twice as much as you speak. Your clients will appreciate it.

"Wants are things that would be nice to have and needs are things your home must have!" Bears repeating!

Few home buyers have the ability to buy all their wants and even fewer express all their needs. It takes a great REALTOR to make sure all the needs are fulfilled!

Great advice Todd! Find out what your clients need / want and proceed! If you start to deviate, pull back in and get them what ask for. Listening, truly listening is key to happy, satisfied clients and turns into referrals!

Great job Todd. Good communicaton skills are a key to being a good agent. Funny how closing techniques are viewed more importatnly than actually listening to a clients needs and helpin them meet those needs.
