Another listing appointment where the seller really didn't want to hear what their house was worth. I could see it in his face when I prepped him for the less than good news and when I heard the fateful words "Well, let me think about it.", I knew it was over. No matter how much we try to get the word out, good people still think their houses have increased in value over the last 3 years. In our little pocket of the economy, that has not happened. I do feel very sorry for those sellers that must sell now- for relocations, etc.- and just never had the time to develop any equity in their homes. Tough time to do that!
If you know you are on a "cattle call" listing presentation * be FIRST or be LAST if possible....let someone else give them the bad news about the value of their home and you just confirm it....you look smart and it takes LESS time for them to see your value!!!
Not everyone is ready for the voice of reality! Thanks for the post, Randy!
First or last...they will find some agent who will buy the listing and tell them what they want to hear...be there when it expires....that is the only way some people understand that the housing market condition really has affected them as well.
The biggest defense right now is those online 'Value My Home' widgets -- ugh! BTW, that is an adorable puppy!!!
Good idea, Wallace, thanks!
Pam, I'll check that out..the pup is doing fine.
Voice of Reality is right, William- lol!
I expect them to list with another agent I know who does just that, Sally. In fact, that agent has the house listed next door- for the last 3 years! Good luck with that!
Randy
