Realtors all spend money on marketing a home. Flyers in the box, news paper ads, post cards, banners, 360 shows etc. All of these marketing tools are the tried and true but is it really helping to sell the home? That's where hiring a stager to do a list for a client becomes the first step you should do as part of your marketing plan and gives you the biggest bang for your buck

 

In most areas a stagers to do list for the client is very economical and it accomplishes so much. This is how the process works: You meet with the client and view the home. When it comes down to discussing your marketing strategy for the home you include a stager to come in and do a to-do list with them to help them get ready for the sell of their home. Most clients are thrilled with the extra help and make you look cutting edge for what needs to be done in today's market. Your client is also, impressed that you're including this as part of your marketing plan and that may seal the deal to list with you, because you have gone above and beyond what most realtors do.

What a home stager to do list can provide for the client is a personalized list for each of your clients. Every home owners needs are different and every house is different. The stager meets with your client and asses the front yard and every room in the house as well as the garage and back yard. In the process notes are taken to provide the client with a to do list that  is tailor made for there home. Every thing is discussed from adding flowers to the front yard to cleaning out the closet. The to-do list is usually emailed to the client within 24 hours. A follow up call may be made to the client see how everything is progressing. Once the list is completed the pictures can be taken, the house is listed and the marketing can start.

 

Quick story on the To-Do-List

 

A realtor called me asking what she could do for her clients in the way of staging and that she was going to add it to her marketing plan. She said it was owner occupied and they need help. I told her as one of my services I offered a do to list for the customer and it is very affordable. She loved it and the price was right so she gave me the contact information. I made the appointment and met with the couple. They really needed help they have preemie baby that needs oxygen at all times, her husband works nights at micron and needs to sleep during the day and she takes care of her nephew who is 6 months old. I walked the house and started taking my notes and provided them with the list 24 hours later. I just went over yesterday to stage using there own accessories and the list was more than half way done. They had done so much work in such little time the house looked great. As I was staging the husband was checking things off the list that I had given him and commented " wow the house looks so good I don't know if I want to move." The wife was so thrilled she was taking mental notes so she could arrange everything for her future home. The realtor came in after me and took pictures and now the house is on the market ready for showings and the realtor is proud to have it shown.

Maria, It'd be great to use a stager in my area, but there seems to be a hole there. I usually give my sellers a to-do list to get ready for showings as well. I find it's so much easier when things are done right.

I have found that a good home stager is worth their weight in gold.  There is a woman that has made a name for herself in my area, and I show my clients the statistics of homes she has improved.  They sell faster and more more money.

This will become the norm in the future.

The 'to do list' or Room Ready Handbook(TM) as we call it, is an invaluable tool for the homeowner. Even though it can seem like a lot of work for them, one of the most important jobs a stager does is support the client in the often overwhelming process of selling the home. A professional stager knows this, and welcomes the opportunity to be that listening ear, motivating and ecouraging the client to get the property ready to the best it can be. You are so right! It is amazing when a client completes the to-do before staging list. I love it when that happens. Two things are going to take place: one that the client is committed to the project and two that the staging will take less time to complete!  Great post!!!
