Above is a picture of the White Sands. This is considered luxury and you can rent apt # 604 which is direct oceanfront with southwest views for $4800 per month or its available for the summer for a cool $32,000. The building offers 24/7 concierge, 2 parking spots, direct beach access, and gorgeous 3 bedroom units with approximately 1687 square feet of living space, gas fireplace , granite kitchens ,high end appliances, and hypnotic ocean views that will mesmerize you and lull you into a state of ecstasy and joy. This particular unit is listed by Topper Realty and the listing agent is Mazal Amram.

If you prefer for a few thousand more you can get an upper ocean front townhouse in Ocean Villas at 426 Oceanfront. This gorgeous property was built in 1996/1997 and is the only oceanfront townhouse development with semi-private elevators. This unit is listed by Joyce Coletti, the resident superstar of Prudential Douglas Elliman, and features cherrywood cabinets, stainless steel appliances, ceramic and hardwood flooring, a master bedroom w private ocean front balcony, a master bath w jet tub that also faces the ocean. This development is located between Lafayette and Washington Blvd. and is smack oceanfront. The views are breathtaking, and its closer to having a home versus an apartment. But to be fair if you rent on a high floor  (floors 6-10 for example) and its direct oceanfront its probably the closest thing to heaven on earth unless you're on a tropical island.

Coop buildings are also beautiful alternatives and are much more affordable. For example there is a lovely one bedroom apt at the Sherwood House, 410 E. Broadway #2c listed by Lynn Motondo of Topper. for $1600. Currently there are no pictures of the inside of this unit online but I personally rented this unit about 4 years ago and it was in excellent condition meaning upgraded kitchen and bath, clean,...Usually in Coop Buildings you require board approval but this particular unit is owned by a sponser(original shareholder) and it requires no board approval. However there is a $250 non refundable move in fee and $250 move in security deposit. When renting a non sponser unit be prepared to pay for application fees and managemet fees. These fees can be in $1000- $1500 range but you are getting a much better product than you receive from a rental building. Remember that shareholders in Coops are concerned with their property values and their lifestyle  so you'll get a much classier lobby and amenity package and the apartments themselves could be in top condition. You're not going to find state of the art kitchens and baths in rental bldgs.  but you may find them in Coop or Condo Buildings.  Amenities at the Sherwood House include pool, sauna, gym, bicycle room, community room with full kitchen, and library. Building is in top condition with a beautiful lobby. The elevators ding at each floor reminiscent of department stores of a bygone era.

Garden Apartments are usually 2 story bulidings. For example there is a four family garden apt available at 644 E. Broadway offered by Anthony Ponte Of Coldwell Banker Beach West for $1500 month. Sometimes landlords feel they can overcharge this time of year and they may be right. However this apt. generally rents in the $1300-$1400 range depending on condition and amenities  such as parking and washer dryer.

Rental Buildings are broken down into a few categories. You have some in the west end which are owned by the Iorio Family and offered by  Lucy Verdeschi of Verdesechi Realty. These units are all in top condition, gleaming hardwood floors and well maintained with laundry room and some parking available. They do require two months security and they are a bit on the small side. But if you want the West End Lifestyle this is a hot commodity.

Other rental buildings include the Samson Properties offered by Diane Blum of Prudential Douglas Elliman. These units are quite spacious and generally run from $1500, one br no view to about $2200 2br 2ba ocean views. Many of these buildings are direct oceanfront with pools. If you desire a better rental bldg. try the Crystal House or Executive Towers.  You can rent these without the services of a broker and go directly to the buildings themselves and ask for Roni at Crystal House or Carol at Executive Towers. These apts. are also spacious and they run from $1700 1BR no view to $3200 2br 2ba direct oceanfront over the dunes w one parking spot inc. They also have a pool that is open from July 4th weekend to Labor Day weekend, and direct beach access. Executive Towers located at the easternmost end of Long Beach, bordering Lido is the Rolls Royce of Rental Bldgs and their rates are a little higher than Crystal House. There apartments are larger and they are generally more modern but Crystal House has in recent years done a great job upgrading all the kitchens and bathrooms.

The seasonal rentals especially the summer rentals are generally very pricey. A good rule of thumb is a summer rental should be 2.5 x multiple of an  annual rental. For example I just rented a 2br 2ba oceanfront unit in the Breakers 220 W. Broadway # 304 fro $31,000.  This one can be rented for approximately $3200- $3400 year round which is an extremely reasonable rate. This apartment is drop dead gorgeous as its all redone  and has brand new classy furniture from Cort Rentals. The Breakers are well known for their oceanfront units as the corner apts have wrap around terraces and two sets of sliding doors which afford incredible views.

I would always reccommend the services of a top notch realtor who knows the market like the back of his hand and is interested in serving your highest needs. Quite often I've helped individuals to buy instead of renting. This helps them build equity and enjoy tax benefits instead of pouring money down the drain. However I have had many great cleints who have paid in excess of $250,000 in rent because they prefer the luxury of Avalon Towers and can afford to pay for it . God Bless them.
