Home Security Value

By
Real Estate Agent with Keller Williams Northland Partners

I have some questions for the Real Estate community. Does having a security system in a house add value? How much value? Or, is it a factor at all? How much value does a gated community add? If you were to compare identical homes and one was in a gated community what would be the price difference?

We see so much on the news that is scary. Then I saw a news special about "lock bumping" or "Key bumping" and it really shocked me.

In my opinion, it does not add value with my clients. Alarm systems can be installed, many times for free with the signing of a specific term contract with the monitoring companies. Many times the alarm systems I have seen are out dated, or only cover doors. What good is an alarm system if it does not cover windows as well? The only benefit I can see from it, being available to the buyer is the potential of hearing their kiddos coming and going. If it is there in the home great, and if not, it can be put their cheaply.

David, thank you. Funny one of my friends uses their system for exactly that. So that they hear a beep if the kids open a door or window.

This is really disturbing, most especially that it can be easily done. Burglars and intruders are now looking for more and more ways to break into the house. Just like what the locksmith in the video said, when it comes to expenses there is no amount of money that can match the importance of family or business safety. Investing in good locks and a wireless alarm system aside from having pets will surely make a difference.
