The luxury waterfront real estate fire hose is now all but a trickle as prime properties that once would have sparked multiple offers and bidding wars continue unsold. The most expensive of the top 10 homes is 1514 Whitehall Road with an asking price of $11,900,000 and the least expensive is 226 Wardour Drive with an asking price of only $4,850,000. Since the economic shift in 2008, some of these homes have now been on the market for more than a year with several well over a year - not unlike their less expensive counter parts. While some of these homes might well be used only in the summer, any and all would be suitable a year-round residences.
Five of the top ten homes are in Wardour, a trendy neighborhood defined by Weems Creek, the Severn River, the Naval Academy and West Annapolis on the other and consisting of 125 or so homes. The other top five homes are located in the Maidstone Farm, Stonewater Estate, Fishing Creek Farm, and Cedar Point (Edgewater and the only non-Annapolis location) neighborhoods around Annapolis. Harold Parkinson wrote a noteworthy History of West Annapolis that is worth reading. It mentions that this area was once consider "the other side of the tracks" when there once was train service between Annapolis and Baltimore.
