Briarcliff Manor and Pleasantville Real Estate Market May 2010

While compiling the May 2010 market data for Briarcliff Manor and Pleasantville, two of my favorite places, I found an interesting thing. 

Nothing sold in May. In either place. Granted, neither is a teeming metropolis, but nothing is , well, nothing.

What does it mean? I'll tell you. 

Nothing. It means nothing. Well, maybe something: June will be a heavy month. So, given the lack of results, I put the two neighboring villages together for the purposes of this update. 

May 2010 Sales: Zero      May 2009 Sales: 6 at a median price of $775,000

Pending/Under contract: 28. Median Price: $689,111

Active: 117. Median Price: $709,000

There is plenty of pending business, and the June 30 deadline may be a factor. 

Downtown Pleasantville

May was an anomaly. There is plenty of activity in Briarcliff and Pleasantville.

Phil, that sure is a beautiful picture in your blog of either Briarcliff or Pleasantvill (whichever it is).  I just love the usually small towns where they still park their cars at 45 degree angles!  Really brings back the memories of seeing pics of my own hometown of the "olden days".

I'm curious to know that with all those pending sales and nothing closed, is it because it takes a fairly long time to close homes in NY?

Kent, that is downtown Pleasantville, specifically the Burns Arts Center where they show artsy movies and other subtitled stuff that you take girls on a first date so they'll think you are cultured and mysterious. I took my then-girlfriend there after she talked about PBS and NPR so much just to show her how hip I was to all that stuff. Now we have 4 kids. 

It works, I tell ya. 

 

Bill- It was weird enough in one town, but 2 next to each other is Powerball-esque. But the swollen number of pending sales explains that it is a blip.

Craig- I think the attorneys contribute to delays. I'll bet alot of deals made in march and April would have closed in May if the lawyers would just send contracts out instead of faxing pet riders back and forth until we discover the last digit of Pi. The other thing is that people in this locale are very hung up on the school year cycle and don;t want to close until, June when school is out.
