I've bought two homes and sold one - always through an Agent of course! One of the things that I found through these two experiences, was that the Sell-Sheet that the Agent provided to me when I was house-hunting, was just the MLS print out... It contained the info aboout the house, sure - but it had NO PICTURES beyond the one main one listed on MLS - and it was so tiny and printed on an ink-jet printer at the setting that used the least amount of ink - that it was hardly worth handing out!
After a weekend of house-hunting and after having seen 10-15 houses, when looking at the Sell-Sheets, what sets this house's Sell-Sheet apart from that house's Sell-Sheet - besides price? Not a whole lot!
YOUR SELL-SHEETS NEED IMPACT
In this day and age as an Agent you need to constantly look for ways to set yourself and your listings apart from all the rest of the properties on the market.
When my Agent was showing my Condo, I had them use a Sell-Sheet that I created. It had all of the same info from the MLS site but more importantly, it had 8 pictures - one for each area of the Condo. It was only printed in Black and White on a laser printer but it helped to create much more interest in the Condo. Our market was extremely competitive and due to my Sell-Sheet design, the purchaser who finally signed the Offer to Purchase had come back 3 times to view the Condo - each time she had my Sell-Sheet in her hand and each time, she'd ask for a new one because she kept looking at the pictures on my Sell-Sheet design!

One of the biggest beefs most people have about real estate listing sites is that either there are not enough images or they are too small to make anything out. If you get someone - given the horrid condition of most real estate sites, to come to your Open House or call to book a viewing, leave them with a lasting impression. Give them something to remember the property by... give them a well designed Sell-Sheet!
