New Habitat for Humanity Neighborhood in Northeastern Colorado Springs, CO

The city of Colorado Springs has approved a new Habitat for Humanity development in Northeastern Colorado Springs. This new neighborhood will be called Woodmen Vistas and will consists of a little over 9.5 acres and have 3 building phases totaling 67 single family detached homes on lots between 3,325 sf - 13,210 sf. It will be located just north of Woodmen Road, east of Tutt Boulevard and south of Sorpresa Lane, and to the south of the neighborhood of Cumbre Vista.

This part of town is brand new - Cumbre Vista has only recently started building and the northern neighbor of Wolf Ranch is barely 2 years old and is still growing. This area is also close to the brand new Penrose St. Francis Medical Center - Hospital (on the S/E corner of Woodmen and Powers).

Per the City Planning Department, "The project includes and open space/ greenway tract with landscape tracts and pedestrian connections and sidewalks to adjoining [Academy School District 20] school and neighborhood park. All the projects streets will be maintained by the city and not the residents."

The Pikes Peak Habitat for Humanity has also been the force behind several developments in the Pikes Peak Region:

  • Mill Street Development - Revitalized a previously run-down neighborhood and increased the collective neighborhood housing values.
  • Maxwell Street / Stetson Hills Development - 8 Homes in a newer neighborhood
  • Dawn Break Loop / Valley Hi Development - 4 Homes

Mariana, have there been any issues with neighbors not being happy about a whole neighborhood of habitat homes?  I thought they used to scatter them throughout existing neighborhoods where they could?  I love what Habitat does and I wish we could do more here in Summit county.  The land here is just too expensive though!

The land is here is too expensive for Habitat. We do get one built now and again. The Realtor association here is a big partner in the labor force to build the homes. You have a good localism blog. Katerina

Joanne- I have been trying to nail down exactly HOW this neighborhood will be set up. I read all the ppw from the planner, which I understand to mean that all 67 homes will be HFH. However, I have also heard that only a handful of those homes will be true HFH homes.

Although the final "okay" was given in April 2007, this neighborhood has been in the works since 2005. I have not heard anything negative from residents or neighborhood builders. However, not many people know about it.

I am VERY excited that there will be this opportunity for families in District 20. We are a super-conservative community and very slow-moving when it comes to anything like this. I am also excited that it is close enough for me to volunteer. Habitat for Humanity is SUCH a blessing - especially here.

Katerina- I thought that land in this "hot spot" of Colorado Springs would have been too expensive, too. But compared to Florida (and Summit County) pricing - I bet it was cheap!
