As we know from the recent release from the National Association of Realtors --- area real estate sales for Bergen County and the surrounding towns are UP! This may be contrary to some area of the country but once we draw down into the real data on a town by town basis --- we can see where the numbers are.
Ramsey, for example, has over 81 active listings currently on the market for sale. This is based on single family residences only. And, over the last 6 months --- over 35 homes have either come under contract (25) or actual SOLDS (35). These homes have sold within 4.58% of their asking price.
The current average home price in the town of Ramsey is $ 551,877.
Real Estate is LOCAL --- Home sales in a local area, or market, are slow. There may be too many homes for sale and not enough active buyers. You may have to be patient and wait out the current market trend in your area. If you have done many of the above --- you will sell.
