Keep it Cool When Your House is on the Market!

When your house is on the market, keep it cool in the hot weather.

Now that the summer sun has warmed up into the 90's and even up to 100 here in West Texas, a nice cool air conditioned house will be remembered!  

The houses that there is no air on or programmed to 82 -85 just won't have the same buyer impression.  In fact just this week, I previewed a house for an investor,and it was all I could do is make my self look at it,  it was hot, hot, hot!  There was no air on at all.  

When your house is on the market, vacant or not, consider that you have company staying over and leave the air on at a comfortable temperature for likely hot showing times, afternoons and weekends.

The first thought I have when I walk into a hot house is "Can't wait until I get back in the car & blast the A/C"  That is probably what the buyers think too... hmmm, I guess they are not going to buy that house!

That pool looks so good!!!  We staged a house today with no air conditioning.  We were extra hot and tired when we got done!  Cool is good!

I could not agree more. You dont have to set it at 72 but at least 80 would be appreciated..when you are sweating like a dog and its cooler outside (100%) than inside..it's hard to see the home....

If someone pays an extra $100 per month to keep the house comfortable, it's a cost of doing business and money well spent.  Anything to make your house stand out from the competition!

I am so happy that I had my car air conditioning fixed so that it cools properly for this very reason, hot houses.

Tim, you are right, staging and cool counts!

Linda, I feel for you staging with no air.  The last house I staged I think they had the breaker off on the air conditioning and it wasn't really hot yet.

Pat, exactly you want the buyers to want to sit down and cool off instead of do an about face to their car.

Richard, I agree marketing your home properly is an investment in the sale!
