I just received an email that a scheduled showing on one of my properties was cancelled due to a buyer's family emergency one hour before the showing time. Sad part is the same thing happened to my seller on the last showing. He leaves the house for the showing time and removes his dog to another location. I know he will not be a happy camper!!!
It's a shame.
I don't think that it's always the case of a buyer having an emergency. I think that they may make that up as an excuse to cancel and not make it look like they are obviously flaking out.
I would jot down the name of the agent in case they have showing requests with you in the future.
The alternative behavior for the buyer is to just not show up. We have all had situations where we made plans for a home tour and the buyer decides not to show up. Sometimes it's for a good reason and sometimes not. Stuff happens, and sometimes sellers are inconvenienced. They have to keep in mind that the appointment was set with the intention of touring and possibly buying the home. Cancelled appointments are part of having your home on the market, and sellers should be counseled to expect them.
John,
You stated that this has occured two times in two weeks. If it happens again, I would seriously revist the listing to determine what is wrong with it, that provokes the canellations. JMHO.
How frustrating for the seller. However, knowing they are putting the home on the market, they also are aware they must allow for the property to be shown. Unfortunately not everyone is as considerate or able to give notice they are unable to meet the appointment time.
Susan, I think you really made your point with your buyer! If she was in tears I bet she won't do it again.
