Wow, I had a wonderful open on Sunday that reinforced the importance of staging and the value of curb appeal. When it comes to the return on investment and selling your home, it is unbelievable the impact a fresh coat of paint and updated landscaping can have on prospective buyers. I met with a great group of potential buyers and clients during this open with no negative comments on the presentation of this home and in fact at least two couples are seriously considering this property.
As a home seller you need to seriously consider painting and updating landscaping where needed. If you think it needs freshening up, trust your instinct, it does. Be smart and use neutral colors that will add charm to your decorative style but not limit the possibilities of potential buyers. Don't forget to paint outside, this will add to curb appeal as much as landscaping. You don't have to paint the entire house but ask yourself where a fresh coat would help (front door, garage doors, window frames) again trust your instincts.
With landscaping, the cost can be minimal by just adding mulch or weeding existing flower beds and keeping the lawn mowed. Remember to mow the morning of your next open house. There is nothing that looks or smells better than a freshly mowed lawn. If your plants or shrubs are overgrown, prune them or if necessary remove them. Let the buyers see your home not the overgrown plants and shrubs. Ask your trusted friends or family for their opinion and trust your instincts. You will be surprised by the outcome.
