For the past few years an upscale condo development has been taking shape in the Sanders Beach area of Coeur d"Alene, adjacent to the world famous Coeur d'Alene Resort Golf Course. Known as The Towers at RidgePointe, it has slowly risen above Coeur d'Alene Lake, perched on dramatic natural rock outcroppings.
Originally, The Towers at RidgePointe was approved as a planned unit development (PUD) allowing for the construction of 3 buildings, each containing 24 to 25 units, for a total of 74 units, located on an 11 acre site, with a portion of the 11 acres remaing in a natural state.
The Towers at RidgePointe was designed by local firm, Miller Stauffer Architects PA, for The Edge Development Group, LLC of Bend, Ore. Miller Stauffer is well known locally for having changed the skyline of Coeur d'Alene. They designed the 14-story McEuen Terrace, 20-story Parkside Towers, the Ice Plant townhouse project at 11th and Mullan, just to name a few.
Today, a casulty of poor timing and the plunge in the real estate market, just one building of The Towers at RidgePointe was completed. It is being marketed now as simply, RidgePointe. The project is newly listed as bank owned, with special bank authorized pricing and special financing available. The listed prices really do seem to rival real estate auction prices.
The gates were open for an Open House this weekend so I took a tour of the building. I was pleased with what I saw. The vision of the developers was that The Towers at RidgePointe would be convenient to downtown and The Coeur d'Alene Resort, with beautiful views, privacy and seclusion. It was designed for people who want to live in a beautiful area with easy access to downtown and recreation, combined with a high level of security. They hit their mark.
Each of the five floors has five residences and three different floor plans, accessed with two secure elevators. The 5-story atrium lets in much natural light on every level. The sprauling residences range in size from 2150 sq. ft. to 3407 sq. ft. The price of the 3407 sq. ft. 5th floor penthouse unit has been lowered from $1,495,000 to $599,000. Its Eagles Nest floor plan has three bedrooms, three bathrooms, media room/den and a wine room. All units have a 279 sq. ft. covered deck.
On the low end, the main level units begin at $350,000 and go up to $480,000 for the Eagles Nest floor plan. Those main level prices were originally $559,000 to $949,000. The main level also features a resident lounge and meeting room with a fireplace and kitchenette, a workout room, and a locker room with sauna and showers. All units have a $400 monthly HOA fee.
I found the RidgePointe residences to be very well designed, spacious, and appealing.
