Seems like every time I write an offer, even before its accepted, I'm counting the commission dollars. Does that sound familiar? We all know its wrong but somewhere in our brains, we instinctively do it.
Of course there is nothing more painful than having a buyer back out from a slight case of "Buyers Remorse".
One way I have found that practically eliminates "Buyers Remorse" is to create a virtual tour and put text into it making it (the tour) personalized to them. Here is an example: http://117Palm.com
They liked or loved the home enough to make an offer, why then do they back out? I think it's because I'm not there to remind them what it is that prompted them to make the offer in the first place.
The software I use allows me to post unlimited tours but one of many of the things I like about this program is that it allows me to "personalize" each scene. I also have the capability of tracking the "hits" which is especially important when I'm the selling agent and the hits all of a sudden go from an average of 3 to 5 a day to say, 35- 60 a day. When that happens, I know someone is interested in that property, otherwise, they would'nt keep looking at it. Great device for keeping your sellers abreast of whats going on with your marketing.
