Many agents don't understand financing. with flexibility comes greater opportunity. If someone else more famous than me already said that then I apologize for the plagarism. It just sounded good when I wrote it.  The point you are making is one reason I enjoy working with real estate investors when they are selling one of their rehabbed properties. They get the concept of net gain way more than the average seller. Max price offer, agreeing to pay $2,500 of the buyer's collections in order to help the buyer qualify is a better financial paradigm then lowering the sales price $5,000 to "discount" the property or to pay down payment assistance....
