Your Buyer Probably Saw Your House On the Internet First

   In today's techno world your buyer probably saw your home on the Internet first.

   They found it on MLS or a FSBO site.

    The Buyer spent 2 to 6 minutes looking at your homes stats and pictures.

    They are looking for that 'it' factor.

 

Now they have come for a viewing to see if they can connect emotionally, to see if that 'it' factor is really there.

The 'it' factor may be a fireplace,a master suite, a  patio door off the kitchen, a formal dining room or a terraced deck.

The buyer leaves to go and look at other houses on there list.

Then you get a call saying the Buyer is coming back for a second visit!

That means you've made the short list.

The Buyer is confirming their first impression and looking for ways to chip away at your list price.

Now aren't you glad you Staged your home?

The pictures of your home have helped draw the buyer's attention.

Your curb appeal is great.

You know that the features of your home are highlighted.

There are no deferred maintenance issues.

Your decor is neutral so that many Buyers can visualize their furnishings in the home.

You have prepared your home for sale and created a strong product.

Can an offer be far behind?

I agree! I believe that curb appeal is key. If they don't like the outside first, then they will definitely not like the inside, no matter how beautiful it is. Thanks.

Hi Janice,  One of the issues we face is that a condo building may or may not reflect the style and value of any individual unit.

Bill, condos still have curb appeal but the seller has less or no control over it. I would think that the interior photos are even more important when selling a condo.

Curb appeal is so important and then the appeal when they come in the front door too.  So many people just don't believe it works that way.

I agree 100% - buyer have access to so much information now taht you really have to go that extra mile with the staging to show them that you have what they want!

Mykel, buyers have an 'I want' list and Staging helps show them your house has 'it'.
