I Love Dogs, But Your Not When Showing Your Home

Today I showed a listing that indicated in the agent remarks "Call owner to confirm appointment time.  Two small friendly dogs inside".  I called the seller, confirmeing the appointment.  The seller said that the dogs were in the family room and "would probably want to go home with me".  That should have been my first clue but as a dog lover I took it to mean that the dogs were overly friendly.

With my client in hand, I arrived at the property, rang the doorbell and preceded in slowing opening the front door.  Two little dogs were in the family room barking and wagging their tails like they really wanted to be petted and needed immediate attention.

Take Me Home - Yea Right!

My client and I who are both dog owners, allowed the dogs to check us out and got their approval.  The dogs continued to show their joy, wagging their tails and following us as we moved from room to room.  When we arrived in the family room, in an instant, one of the two "friendly dogs" was now KUJO DOG, with its ears pointed backwards and proceeded in taking a bite out of my ankle.  Fortunately the bite resulted in only a small tear in my dress pant.  My client and I immediately retreated to the front door.

I called the owner and told her what happened.  The owner defended her animals saying that perhaps my client and I had intimidated or tormented her dogs. 

The listing on the next pet alert home I showed indicated that the dogs would be in a kennel.  I rang the doorbell when we got to the front door and the dogs immediately began barking.  I slowly opened the door and confirmed that the dogs kenneled.  There was a note on the counter asking agents to "toss" some treats in each kennel.  These poor dogs were traumatized and barked incisively during the entire time we were in the home.  Not even the treats helped, they barked so loud both my client and I went home with headaches.

I made a firm resolution NEVER EVER show any property in which there was an unattended animal or without its owner being present. 

This evening was spent preparing for tomorrow's showings.  I carefully checked all of the agent remarks especially to see if there was a pet alert.  One property caught my eye.  The remarks stated "Must Call First!  Dog on Premises - BITES MEN!!!  Owner will take the dog out when showing the home". YIKES!  Thank goodness I'm not a man. But how would a dog know if I just kept my mouth shut without hearing my voice?  You got to love this business!

Leolinda, I have my neighbors house on the market and she has three dogs.  They take the dogs to her Mother's when they have a showing.  There are certain times the house can't be shown but it is better than someone being bit.  Every time a showing has to be turned down I call the listing agent and explain.  I do feel bad about the restrictions but we could not figure out another alternative.

Good Blog. I really don't like showing properties with dogs/cats left unattended. I truly don't like the listings that have "please do not let the dog/cat out" or "please make sure to close doors so the dog/cat doesn't run out". I absolutely love animals but hate that I have to be responsible for someone's animal while I am working. I have also been on showings where the loose animal has left a little "prize" sitting in the middle of the floor for us to see. Not a good selling feature. Since the house is on the market the owners should take responsibility to find a place for the animals during showings. I assume the agent has to call to confirm an appointment therefore the home owner should take the animal out during that showing (in the perfect world). I am glad you didn't get hurt with the bite. Just another thing a listing agent should talk to their clients about before taking the listing and another thing that we will always see.

I have dogs at home as well, but I have also had many buyers who would not go into a home that I had scheduled to show them because of a nasty-sounding dog inside.

Leolinda, Sellers need to be educated.  Some way, some how, as listing agents we need to be tactful on how they need to control any animal on the premises.  Whether it be a pet snake in an aquarium, a pet iguana, a guinea pig or dog and cat.  Some people are terrified and rightly so.  It could make or break the sale, so why not take care of it up front, or the lack of motivation is not there.

Leolinda, I am so glad you wrote this! The only time I have ever had a dog bite me was at a clients home. The flip side is that I seem to be a magnet for all manner of pets who are just attracted to me for some reason but you never know when one wil suddenly, as you said, turn in to KUJO!

Carolyn, it's difficult for the dog being traumatized for just doing its job, protecting its owner.

Don, my neighbors in Phoenix had a pet boa-constrictor named Rocky.  Rocky Balboa!  Rocky frequently got out of its cage and it took them sometimes weeks to find Rocky.  Needless to say, I never visited my neighbors.

It is crazy that the dog bit you.  You are lucky it didn't break skin.  I also love dogs and must admit I look forward to showing properties with them present.  You must have gotten a bad bunch :)

It is always better to have a couple of different people with keys that the homeowner can call to remove the pets. Rooms that cannot not be seen, or loud barking ruins the showing.

I am a major dog fan, but they should not be left in ahouse without the owner during a showing. You never know what will happen and there is no better way to lose a client than to have it bitten under your watch.
