IN TODAY'S WORLD, MORE AND MORE PEOPLE ARE "GOING GREEN", MEANING MORE ENERGY EFFICIENT.  MANY PEOPLE STARTED WITH CARS, LARGE SUV'S OUT SMALLER FUEL EFFICIENT CARS ARE IN.  MANY PEOPLE ARE TAKING THIS TREND INTO THE REAL ESTATE BUSINESS.  PEOPLE ARE LOOKING FOR ENERGY EFFICIENT HOMES WITH ITEMS LIKE WINDOWS, ATTICS, AND DOORS. 

ACCORDING TO THE US DEPARTMENT OF ENERGY (DOE), SPACE HEATING AND COOLING ACCOUNTS FOR 44 PERCENT OF ALL ENERGY USED IN THE HOME.  THE AVERAGE US HOUSEHOLD SPENDS ABOUT $650 PER YEAR ON HEATING AND COOLING, BUT ADDING PROPER INSULATION CAN SAVE FROM 10 TO 30 PERCENT ON THESE BILLS.

MANY HOMES ARE NOW INSTALLING SOLAR PANELS TO PRODUCE ENERGY FOR OUR HOMES.  THIS GREATLY REDUCES ELECTRIC EXPENSES AND REDUCES FOSSIL FUEL BURNING.  THIS CAN BE A COSTLY IMPROVEMENT, BUT THE GOVERNMENT APPLIES REBATES TO THESE HOME OWNERS, AND THE COST CAN BE FINANCED THROUGH FANNIE MAE'S ENERGY EFFICIENT MORTGAGE (EEM) PROGRAM, AVAILABLE FOR LOANS UNDER $417000, ALLOWS BORROWERS TO INCLUDE THE COSTS OF ENERGY IMPROVEMENTS INTO THE TOTAL MORTGAGE AMOUNT. 

THE FEDERAL HOUSING AUTHORITY (FHA) OFFERS A SIMILAR PROGRAM THAT ALLOWS BUYERS TO BORROW $4000 OR FIVE PERCENT OF THE APPRAISED VALUE OF THE HOME (UP TO $8000) FOR ENERGY IMPROVEMENT

IN ADDITION TO STATE PROGRAMS, FEDERAL TAX CREDITS ARE AVAILABLE TO HOMEOWNERS (THROUGH DECEMBER 31, 2007) FOR PROJECTS RANGING FROM ADDITIONAL INSULATION (10 PERCENT OF COST, $500 MAXIMUM) TO INSTALLATION OF A HIGH-EFFICIENCY WATER HEATER ($300 FOR QUALIFYING UNITS.)  A SEPARATE TAX CREDIT FOR SOLAR HOT WATER SYSTEMS (30 PERCENT OF COST, $2000 MAXIMUM) IS ALSO AVAILABLE.
