In the Fresno, Clovis and Madera foothill and mountain communities the housing market remains a very strong Buyers market.  I have heard many stories of buyers getting homes for 40-50% of the value that was established for them 2-3 years ago.  Many sellers are underwater with their loans and need a way out.  Home staging can help with these issues. 

Professional home staging is frequently misunderstood by many real estate agents and homeowners.  Sellers and agents are often fearful of the stager and the process.  They often think that it is primarily about decluttering, removing family photos and then adding beautiful items from a stager's inventory or having to buy new furniture themselves. 

While those aspects can be important they are NOT the sum total of what a professional home stager can do for you and your home.  We do NOT come into a home to demean or berate how the seller lives. As Professional Stagers, our goal is to help sell the property and to make the process as easy on the seller's as possible.

DIRT and DUST FOR SALE.   What a headline that would make when listing a house FOR SALE.  No one wants to spend their hard-earned money on your dirt, dust, mildew, grease and tarnish.  IF you do no other part of the staging/prepping your house, this is a MUST DO!  

Nothing will turn a potential buyer off faster than your dirt and grime.  If they pull back the doors or shower curtain and things don't see things sparkling then they're off to the next listing. If they see cobwebs, tarnish, dirty windows and fingerprints, they move on. 

Many stagers will tell you that your home needs to be "q-tip, white-glove clean".   It needs to be cleaner than ever before and it needs to stay that way while it is being marketed.

Hi Ginger ~ I just can't understand the way some sellers interpret the word "clean."  It's the first and most important part of the pre-staging basics prior to listing.  Yet every now and then, we see homes where "clean" means "we ran a rag over most of the surfaces ..." and not much more!  Didn't they learn how to clean from their moms??

Ginger, you are so right.  Cleaning is probably one of the most simple fixes too.  They say that the most important item to guests when ranking a good hotel, is its cleanliness.  Why would a home be any different?

GInger you are so right. Different standards regarding cleanliness are a big issue when getting a house ready to sell. Its a tough subject to bring up as you know. But cleaning is like painting, its one of the least expensive projects you can take on and it gives a HUGE reward.

Everyone likes to move into a clean atmosphere whether or not their own home is clean. I think that is the appeal of new construction. Buyers like to start with a clean slate! Great reminder and thanks for posting.

Ginger, it is true that everyone's interpretation of clean is so different. I get very specific with clients that I think need to hear it. I really stress how that will be far ahead of their competition just if their house is clean. Dirt never sells!

Maureen,  I have even had cleaning ladies that had a wide variation of what "clean" means.  I think that there are many moms out there for whom clean is something different from what I think clean is.  Thanks for commenting and I'm excited that we will get to spend some time together soon.  Hopefully NOT cleaning! Sally that's a great analogy.  If we check into a dirty hotel/motel, I'm outta there in a flash and demanding better.  Think that I'll keep that in mind in talking with sellers, thanks!

Tessa, I don't think that it's simple to many people when their plates are already full BUT they just have to do it.  I'm glad that I don't clean for clients like Donna S....do you?  So true about new construction (which there is none is my area).  They may not have any landscaping but the house SHOULD be clean if it's new.  Thank you for sharing your thoughts here. 

Shar, isn't it true.  WHY OH WHY would anyone want to buy another's dirt?  Thank you for stopping here and commenting.

I've run across people that have had phobias about clean homes.  They've said they if they see grime they won't consider the house, they don't want to think of other peoples gunk & germs.

Cindy, I tend to agree with them.  I've purchased many dirty/grimey fixers and for the most part, I'm done with that.  It shouldn't be any surprised that in today's bacteria phobia world that no one wants some else's dirt.  Thanks for commenting.

Cyndee, glad that I helped out with some laughter.  Here in the mountains they can't give away bare land so I guess seller's figure that dust and dirt in the homes is OK.  Go Figure????  Regarding your second statement....euwwwwww!

I can literally smell the mildew in that tub from here, Ginger! I know it is in my imagination, but it is such a distinct smell we can all recapture it immediately, (whether we want to or not!).  The cleanliness issue, HUGE! Over the many moves we have made and many houses we have looked at I have seen kicked in doors, cat throw-up, ( at least I think it was throw-up) childrens underwear in the middle of the floor at the base of the stairs, dirty laundry, dirty dishes, unmade beds, even one unmade bed with a sleeping teenaged boy in it! Even the Realtor was shocked at that one! LOL

Thanks for commenting Cheryl.  I'm happy to say that by the time I get into most homes for a staging consult, they are "relatively" clean....but usually VERY cluttered so sometimes it's hard to see if they're clean.  Some people's kids...it's amazing!
