Recently, I came across another article in favor of staging, but the author commented that the price of staging was "quite expensive."  I have to say that I was really quite surprised by his statement, since the author was another real estate professional.

Staging, as defined by the Real Estate Staging Association (RESA) is:  "the act of preparing and showcasing residential or commercial property for sale.  It is a systematic and coordinated methodology in which knowledge of real estate, home renovations and creative design principles are applied to attract a buyer.   

Preparing property involves all or part of cleaning, de-cluttering, updating, and repairing, while showcasing is the process of arranging furniture, accessories, art and light."     

With that in mind, staging costs are relative to the condition of the property, the size of the property and the number of rooms being showcased, and whether or not the property is an occupied property or a vacant property. But more importantly, it's relative to the amount of money you, as a homeowner/seller, can save.  It's really quite that simple.

If you're monthly mortgage payment is   $2000.00

And your monthly utilities are:                   500.00

Your total monthly outlay is:                  $2500.00

 

Now consider the amount of time your home may be on the market w/out being staged:

                                                      X   7 months = $17,500 outlay

                                                      X 12 months = $30,000 outlay

 

ADD TO THAT FIGURE, the amount of necessary repairs, updating or price cuts on your listing pricing if you choose not to make any repairs or updating prior to listing it:

                                                        $  5,000 in additional maintenance repairs

                                                       $20,000 in listing price drop (or more!)

  

Equals a GRAND TOTAL OF:  $55,000.00 it may end up costing if you don't stage your home!

  

WITH STAGING FEES:   $2500.00 MONTHLY MORTGAGE/UTILITIES

                                                    X 7  months (*time reduced on the market)                                                                                                                 

                                             Less:    - Initial Staging Fees/Costs

                                                           - Home Maintenance Repairs

Recently, I became certified in staging. Of course I leave the big stuff to my staging contractors. But lately I've been acquiring towels, rugs, kitchen thingies, etc. to beautify my listings. Gone are the days when a Realtor should or could just list a property in its basic condition without sprucing it up to compete on the market.

Jennie- I've had a large closet full out items to "help" my vacant listings for a long time. But sometimes I wish I could just remove everything in someone's house and replace it with items you know will actually bring about a sale!

Lisa, your comment about "actually removing" is what I think most people believe we stagers do!  One of the benefits of using a certified stager is that we can be the "bad guy", informing the owner that we need to remove certain things, because they are too personal/dated/whatever.  We then replace specific things, with carefully chosen accessories that COORDINATE with what we have asked the homeowner to leave for us to use, pulling together a cohesive look that is neutralized, updated and looks fresh! Nice reblog!

Cheryl- I've personally moved furniture and de-cluttered, just so my photos would attract buyers. But everything gets put back before I leave. I wish we had more stagers in our area!

I think staging and pre-listing inspections are well worth the cost. It's the Sellers that we have to continue to convince, and they often don't believe the numbers.
