Recently, I came across another article in favor of staging, but the author commented that the price of staging was "quite expensive." I have to say that I was really quite surprised by his statement, since the author was another real estate professional.
Staging, as defined by the Real Estate Staging Association (RESA) is: "the act of preparing and showcasing residential or commercial property for sale. It is a systematic and coordinated methodology in which knowledge of real estate, home renovations and creative design principles are applied to attract a buyer.
Preparing property involves all or part of cleaning, de-cluttering, updating, and repairing, while showcasing is the process of arranging furniture, accessories, art and light."
With that in mind, staging costs are relative to the condition of the property, the size of the property and the number of rooms being showcased, and whether or not the property is an occupied property or a vacant property. But more importantly, it's relative to the amount of money you, as a homeowner/seller, can save. It's really quite that simple.
If you're monthly mortgage payment is $2000.00
And your monthly utilities are: 500.00
Your total monthly outlay is: $2500.00
Now consider the amount of time your home may be on the market w/out being staged:
X 7 months = $17,500 outlay
X 12 months = $30,000 outlay
ADD TO THAT FIGURE, the amount of necessary repairs, updating or price cuts on your listing pricing if you choose not to make any repairs or updating prior to listing it:
$ 5,000 in additional maintenance repairs
