Home Warranty to the Rescue
I stopped by to see some clients I had sold a home to in February. The wife came to me and told me she thought that they had bought a lemon for a house because their dryer had broken and the ac wasn't working. They had done a home inspection before purchasing the home and things were pretty much fine with the house. They had already replaced the dryer and was hesitant about the ac cost. I was so sad when she told me. Then I asked her whether the home warranty company had done anything to help. She said, home warranty? She had completely forgotten they had a home warranty. I smiled and said yes contact your home warranty company first thing in the morning.
The husband called me that night when I went back to my office because he had lost the home warranty information. I reminded them the company and told them the pamphlet stated the deductible for ac was going to be $250. They called and were able to get the things fixed the next day. Turns out the sellers mixed up some wires and the home warranty guy had fixed everything for a little over $100. I later went to the house that week and knew immediately that the house was cooler. They were so happy.
The wife gave me some marital advice. She stated, "When you get married your husband won't listen to you even when you know you're right but you just have to have patience." Apparently, her husband was going to pay a local handy man $400 to fix the issue because he thought the home warranty company would charge too much.
Good thing he was wrong. I'm so glad I encouraged my buyers to purchase a home warranty before buying the home. I would have hated for the conversation to have gone another way because they didn’t.
