Finally!!! I Found A Door Drop Flier That Worked!

By

I don't know about you, but I don't read the door drop fliers that land on my front door step. Not unless I need a gardener or a new service of some kind. But would I use it to find a Realtor? No! So I've always seen them as a necessary evil for the neighborhood farm, and rarely done them. I'm sure I've missed opportunities by this, but not completely sure.

I've been revamping my business this month. Everything from a new website to hiring a new team member and really tackling a geographical farm. So the door drop was a must. I was dreading it!

After playing around with variations on fliers we've all seen.....neighborhood comps, recent solds, my lovely picture with a perfect house next to me....I got a great idea! I wrote a letter to the home owner! I wondered what a potential buyer or seller would want to know about a Realtor, and I addressed it in a letter.

My flyer was printed in a pretty, bold red and had a simple letter in the middle. I used my website repeating over and over around the edges as a border and here is my letter:

Dear Potential Buyer or Seller,

I know that you get fliers dropped on your doorstep all the time, and yes, this is another one. I am a local Realtor who would like you to consider me for your Real Estate Professional when you decide to buy or sell real estate. I've thought about what I would like to know if I were looking for a Realtor, and would like to give you some reasons to use me:

1) I am honest
2) I have a strong work ethic
3) I am VERY GOOD at what I do
4) I will represent YOUR interests.....even if that means walking away from a transaction
5) I will always answer your questions/concerns
6) I do not disappear when escrow opens
7) I do not disappear when escrow closes....If we need to close an escrow, I will be there to help with the details
8) I will call/email you back
9) I will be on top of the issues of our transaction
10) I will be there to handle any/all problems
11) I am very good at problem solving
12)
I will tell you the truth...not just what you want to hear
13) I will take responsibility for my mistakes
14) I have excellent follow-through
15) I am a professional, I will treat you and everyone involved with professionalism

I have a website which will allow you to search for MLS listings and check values for your home, and I'd be happy to address any personalized questions you might have.

www.Search4ochomes.com

I want your business and will do what it takes to earn it! I can promise that you will feel well represented if you decide to use me as your Realtor.

Please contact me and let's talk about what I can do for you!

Karen

This letter was dropped at 100 homes 3 days ago. I have gotten 4 phone calls and over a dozen website registrations for people searching in this neighborhood. Not a bad return for an honest, straight forward approach.

I'm really happy with this! So I guess door knocking is in my future.

Fabulous results and very encouraging!  I've never farmed before, but have been considering doing a few neighborhoods around me.  Love your honest and straight forward approach.  I know if I were a potential client those would be my concerns.  Great job!

Karen, I found this post the other day and I tweaked your flier a little and mailing it to NOD's. Congrats on your success.

I like straighforward messages, that would appeal to me as a buyer/seller. Thanks for the reminder to skip the hype and just lay out the truth.

Hi Karen.  Thank you so much for sharing your letter and congratulations on the results you received.  I've been doing flyers, door hangers, you name it, with no results.  You've encouraged me to keep trying.  Thank you.

I just started door knocking and being new to real estate I was dreading it. I have not been able to knock on a whole lot of doors but it's getting easier. That's a great idea. I tried the newsletter approach but why not just be honest and to the point. Did you put these letters in envelopes? Or just in the door jam without an envelope?

Hi Karen. Thank you so much for the information and for the letter format. I was looking for something like this....not the ordinary dry "I do Free CMAs". So this is just excellent!!!

Did you enclose your business card with the letter or just the letter?

Thanks again!

Hi Karen,
I realize this post was posted quite awhile ago, but if for some chance you get back on here, I was wondering after that first letter that you did, what did you do for the next time that you went to the doors? I am having trouble deciding what to do to be able to keep going back.

Thank you

Busy is good, Karen Fiddler, Broker/Owner !  Thanks for the reply! I'm getting ready to write a blog article about door hangers, so I was curious if you had current experience.  Have a great day!

Hi Karen,

It's a great idea and I love your letter. I am brand new agent, just started in real estate and looking for flyer ideas for marketing myself. Is it Ok if I take few pointers from this and create my own letter?

Hi Karen.

I am a licensed REALTOR® in Fort Saskatchewan, Alberta, Canada. I find this post really interesting. I do have a question or two though.

How do you get your website around the edge as a border? How do you create it?

And secondly, when you drop these off at the homes, do you just lay it on the door step? Do you fold the letters first or leave them open?

Would really appreciate your feedback on this.

Thanks!

Hi Karen, the link is broken to your home search that was referenced in the letter - it says "coming soon."   Was this just a landing page or was it your actual website and is it no longer being used? Thanks!
