Thank you all for your comments.

Yes in New Jersey (and as now confirmed by yesterday's news) buyers virtually disappeared on April 30, 2010. A few stragglers are just peeking out from under the covers now, but not ready to get out from under their security blankes. But I can tell  you a lot of closings from the buyer's credit, have not yet occurred and with new mortgage processing and RESPA regulations and new regulation s

Despite everyone saying we have to crash before we get better, please tell me we are not still heading in a downward spiral. I just want to see this market flatten out and stabilize.

So, to recap, don't we all agree on two things, we need JOBS and more JOBS and then ultimately serious debt reduction for Federal and State budgets.  But remember one thing State governments in particular get a lot of revenue from home sales. I'm sure New Jersey wasn't even considering this unless it was going to be stimulus that this area desperately needs. They wouldn't spend this type of money without knowing it will general employment, it will general tax revenues and help stimulate the state economy in many ways. I'm sure Gov. Christy is going to fine tune this program and make it more affordable for the State if it comes back to the table.
