I've written before that Waikii Ranch on Saddle Road just outside of Waimea (Kamuela) is the absolute top choice in Big Island real estate for the buyer wanting equestrian facilities. Truly, there are more serious horse owners per square mile in Waikii than any other gated community in Hawaii! You have miles of equestrian easements that are actually ridden daily, and arenas, a round pen and a polo field at your disposal.
The are horse-friendly Waikii Ranch homes are priced under $1,000,000, but there is also a big log-glass-stone home with guest cottage (7,000 sq ft) for $1,800,000 and the perfect complete private horse breeding and training estate for $18,500,000.)
If you are considering buying a lot (10 - 40 acres) rather than one of the homes currently on the market, you will find choices from $245,000 - 600,000. Buying a lot makes sense if you are planning for future retirement or have a very specific home design in mind. Although the association dues of $400/month seem high, the dedicated grazing easements at Waikii mean you will only have annual property taxes of $100 on your lot, so your total holding costs are reasonable. My favorite tip for lot buyers: Waikii Ranch has an apartment at the lodge that owners can use for their stays! If you plan to visit Hawaii once or twice a year anyway until you build, or need a place to stay while you keep tabs on construction, this is a huge benefit.
Only two lots have sold at Waikii Ranch so far this year, both in the last 6 weeks. One lot had been on the market 525 days and closed for $260,000; the other was only listed for 131 days before selling for $311,500. Price is clearly not the determining factor as these are not cookie-cutter lots. The three lots priced at or below $250,000 have been on the market one - two years. In fact, most of the lots have been on the market between six months and three years. Which leads me (sorry for the long trail ride to my destination) to the best lot on the market, offered for $395,000.
What makes this lot so great? Location on the sheltered south side of Waikii near the larger lots, with a panaroma of ocean, coastline, and mountain views. All neighboring lots are built on so no question marks about whether someone will be in your sight line. A beautifully level lot, easy to build.
And if you happen to own a condo at one of the Kohala Coast Resorts (especially Waikoloa Beach Resort), the owner would be willing to consider a trade!
