Yesterday my buyer and I did the final walk-through on a property the last time prior to recording. The listing agent was present, air was turned down low and cold water bottles set out on the counter for us. He showed us repairs that were done on the property, provided repair receipts, informed the buyer where the additional keys and garage door openers would be located and displayed appliance home warranties that the seller found. It was a regular transaction, NOT a short sale NOR a foreclosure.
My buyer and I were treated with courtesy and respect. The listing agent was polite and cordial, all went well.
We departed ways and I went to a second walk-through. This time I was representing the seller. I also attend the final walk-through when representing the seller! If the buyer has any question, it can be immediately addressed. If there are any problems, resolution is expedient. Who wants a smooth transaction only to get chaotic and contentious right at the end? I recognize that some agents cannot be present. In this area some agents send their assistant or another available office/team agent.
Maybe its old fashioned but that's how agents should treat others throughout the transaction and especially at the end. I feel that it's MY JOB to attend a walk-through, no matter who I am representing. Being professional to the buyer and the agent always make a transaction smoother, treating them as you would like to be treated. If you don't want me to attend a walk though, well EXCUSE ME! I am a full-service Realtor ®, just doing the job that I was hired to do.
