Readers who have found this blog likely have some interest in either acquiring, building, renovating or potentially selling an urban home that exudes historic charm.  The charm and history associated with most sought after urban neighborhoods has been accomplished by thoughtful citizens who are actively involved in their own communities throughout the generations.  Those neighborhoods went through change over the years, however the changes usually involved a delicate balance of the old world charm and tastefully improving the neighborhood with the new ideas while maintaining integrity.  Whenever consumers, builders, developers choose to move or work into these neighborhoods;  the help and guidance of an experienced professional who can collaboratively meet their clients needs while at the same time potentially add more historic charm to the neighborhood becomes an asset to the neighborhood and all the new parties to the evolving community. That person should be a Certified ECOBroker.

Over the years it became obvious to me that the real estate industry would need to re-examine the building and remodelling process. Global warming is a fact of life and avoidance of the global envirnomental issues is simply negligence. When I was seeking a useful Continuing Education Program for my career, I discovered EcoBroker International. I took the course, studied, took my exams and discovered what we shouldn't be doing, what's available to our consumers from a 'Green' position and how to benefit both Buyers and Sellers with this education.  My hope as a Certified ECOBroker trained and caring about energy efficiency, proper insulation, best window, heating and cooling options and home features; will enhance the quality of the consumers comfort and their energy bill.

This blog will be an on-going interactive piece that will allow the general public the opportunity to explore both the benefits of working with an Urban ECOBroker and the benefits of building new with an ECOBroker.  Builder and partner Dominic from KD Custom Homes is pleased to have this blog active as he is regularly questioned on the job site by the area neighbors.   Now the area neighbors have access to the entire project by simply coming back to visit and comment on the blog.  For more details on the current build in Ramsey Hill, read on please.

Our current project located in the heart of Ramsey Hill, Saint Paul Minnesota.  In the interest of safety, we would rather you visit us virtually rather than on the potentially dangerous job site.  Dominic our construction manager appreciates your interest in the development of the home, however both he and Kevin Vickers/CEO would love to address any of your questions online on this interactive string or after work hours on the phone.  Simply utilize our contact numbers below

This home is a ground up build on a vacant lot located at 108 Western Ave just near the Western and Selby social intersection.  The plans for this project were literally originated and modified by Kevin Vickers of KD Custom Homes who built a similar home in the Bryn Mawr neighborhood of Minneapolis, MN.               This gorgeous two story boasts charm, distinction, character and most importantly it features some amazing and efficient modern bells and whistles that todays' consumers are seeking along with the abundant opportunities to choose more energy conscious options and Green features throughout the entire stress free process of building a new home. Key words are stress free when you're working with the right people. This home will finish with approximately 3800 finished square feet, 4 bedrooms, 4 bathrooms with an entry level open staircase and millwork, wainscotting and wood-work that will rival most eras.  The open floor plan will flow into the dining and family living areas with modern hard surface finishes, built in audio/video surround system, rich tiling features in Kitchen and bathrooms.  The owners suite will literrally provide its' own haven or retreat that will feature volume ceilings, a turrett library/sitting area, private bath/spa area with a sepate soaker stand alone and a multi-faceted tile shower. (See virtual tour below).  The upper level also includes a seperate laundry facility and two additional bathrooms sharing their own Jack and Jill bathroom.  The fourth bedroom located in the lower level will have its' own walk thru bathroom that also serves the media center family room and bar area.  The rear deck area walks out from the dining room into a covered area overlooking the yard and 2 car garage.

Any builder can align themselves with a licensed professional to achieve their goals in building and selling new homes that are ultimately measured by the bottom line of their financial statements.  However, when a builder, in this case KD Custom homes finds a Certified ECOBroker who is also trained and cares about energy efficiency, proper insulation, best window, heating and cooling options and home features that enhance the quality of the consumers comfort, design and energy bill; it's a WIN-WIN for everybody.  Kevin Vickers (Builder) was impressed with sincere conviction the Ramsey Hill Historic Association have to maintain the neighborhoods integrity with every project in the neighborhood.  The association diligently reviewed the drawings, made small recommendations to modify a few minor aesthetic details and proudly endorsed this project.

The buyers of this home will likely match the interests of the many readers of this blog.  How do I know that?  You found this on a google search or a sign generated domain link.  The buyers of this home are likely young professionals already living in an established urban neighborhood that exudes historic charm, woodwork, location and a few modern amenities such as updated kitchens, counters, bathrooms etc.  These young professionals love urban living in quaint established neighborhoods. However, the majority of buyers often come to a decision-making cross-road with their existing home to make one of the following decisions:

  1.  Re-finance an extensive Re-model and/or expansion,
  2.  Sell and Purchase a home that has been Remodeled by someone else or
  3.  Design and build a new energy efficient home with the charm and character and amenities that entirely meets their needs in every capacity including living in comfort and with-in their budget.

Comeback regularly and watch this home be built before your eyes in a brief one minute time/lapsed tour, simply click on the tour link below and you'll see and hear how KD Custom Homes pays particular attention to detail, energy efficiency, choice of materials and value adding products and design.  Any one of these homes designed and build by KD Custom Homes can be built in the Twin Cities.  For those that are wondering how cost efficient something like this Western Avenue Masterpiece will cost, plan on a budget between $800-$850,000.  That includes everything from design to turning the keys and moving in within a 4 to 6 month time-frame.  Since this wonderful home is now spoken for and under contract, I would like to invite you to explore and consult with us all the options you have in the specific area you want to live well before you make any of the above decisions: 1, 2 or 3.  A strategic plan can be achieved with the right people who have the experience to meet your personal needs.
