2 offers 1st day, whoopee!

Dream Interior Redesign and Staging was called in to stage this cape code on a serious budget. This house had been vacant and on the market for 3 months.  I had to use only the owner's furnishings but I could add my accessories and artwork.  She had all antiques and none were in very good condition.  The agent that hired me stopped in afterwards, with clients looking for a higher-end home and they wrote an offer.  The next agent in wrote another offer.  This doesn't happen in today's market, 2 OFFERS in the first day. 

I doubt that these before and after photos will make it into my portfolio.  It's not a job that I'm most pleased with the design results, but everyone is happy.  It's a 2 week escrow and I destage next weekend. 

That oughta get the ball rollin'.

Moral...even when you have to use their old stuff it CAN happen.  Must keep an open mind...I'm saying that to remind myself!

I know that the staging really helped make this sale but this house also got a thorough cleaning and it really sparkled. 

I also replaced all of the lighting fixtures throughout the house and it made a BIG difference!  This is a must do for most houses in my area.

Well done, Ginger.  It's so-o-o hard dealing with "existing resources". You created some vignettes that really gave the sense of what could be.  Cleaning is truly under-rated - it is one of THE most important aspects to readying a house.  I'm jealous you've found a crew that's really good.  My last one did only what the eye could see, so when I started moving all the furniture around... hey ho!

Lisa, Terry and Juliet, thanks to all of you for your comments.  Getting it sold is the goal, not satisfying my design needs or adding to my portfolio.  That's what the other design projects are for.  BUT...I still wish I could have done more. 

And Juliet I'm really happy to have found this cleaning crew.  Hopefully they will show up for the next job.  That's the tough part in this area.

Maureen, thank you so much for the compliment.  Can't compare with the job you did and posted but it's under contract so good enough.  Just hope nobody sits on the "antique" dining room chairs or they'll fall to the floor.  Heard a good comment today...there's a real big difference that people need to realize between, antique, vintage and just plain OLD.  Many, of the homes in my area are just plain old.

Thanks Betty.  The windows were a big concern for me because of the plastic verticals and plastic blue mini-blinds. The house has a nice country view with no privacy issue and usually in this type of situation,  I try to leave the windows naked, but with white walls and so little furniture the rooms looked blah.  AND since I love to sew, the window treatments were a snap.

Swapping out the light fixture in the master bath made a big difference.  Light fixtures can be so dating.  Great job.

Maureen thank you for the comment.  Most of the homes I see need new lighting and this entire home was under $400 including my shopping fee.  It does make a BIG difference.  When I destage I have to make it a point to photo just the lights for a RES on lighting before and afters.

Thanks Kathy.  Fortunately I got to pick and choose from the clients supply of antiques (except for the dining room) and less was best in this situation.  Shabby antiques aren't any better than just plain old.

Lori, the realtor (this is my first with her) is reluctant to do a testimonial for me because I may get too busy to take care of her needs.  Hope she was kidding..but I've yet to get anything.

 Actually, that's not true, do have several more appts. with her, so I can forego the glowing words for now.  

This has been my "turn around" job.
