Is it Bad News; or is it Good News?
The Realtor that advises their listing clients to have a Home Staging Consultation prior to publicly listing their home on MLS knows they are delivering good news, not bad. These Realtors know how to make lemonade, time and time again!
Realtors are continually in client situations where they have to deliver bad news. It can be a challenge, chiefly because Realtors have an obligation to deliver honesty to a potential client while, at the same time, trying to capture and earn that client's trust and confidence.
When a Realtor goes to a listing appointment and is competing to win that listing there is generally more than one issue that needs discussing that is not the best of news. For example: It is a buyers market right now. Homes are taking longer to sell than a year ago. And, there are a number of similar homes on the market to compete against.
When the market place seems to be throwing lemons, Realtors need to be supportive, compassionate and creative to help home sellers find the lemonade.
Unfortunately, Realtors become concerned that telling a potential client they should take advantage of a home staging consultation may be throwing one more lemon out there.
George Tallabas, a Realtor in Boise, Idaho with RE/MAX Advantage, recently wrote an article titled, My Open Letter to Realtors that showed his expertise. George states, "Many Realtors feel awkward about telling a seller their home needs to be staged. Would you want your heart surgeon to leave out valuable information because he or she was afraid to tell you? We owe it to our sellers to be honest with them and tell them what their home needs to set it apart from every other home in the neighborhood." George protects and advises his valued clients with a creative marketing advantage. As opposed to throwing lemons, George offers a refreshing solution of lemonade.
An experienced realtor, like George, is aware of the fact that home staging has nothing to do with personal decorating or personal taste - so there is no bad news being delivered. An experienced professional Realtor is aware that offering home staging is offering a marketing advantage to the seller. A seasoned Realtor explains to clients that the art of staging is never critical of personal tastes or personal decorating. Simply put, a Realtor that is suggesting a home staging consultation is wanting to best market a home's appeal to the widest audience.
Home staging always speaks the truth. Home staging is good news for the seller; good news for the buyer; and good news for the Realtor. A smart Realtor knows that home staging is very good news to deliver.
