How to Buy a Madbury New Hampshire Short Sale

If you are buying a home and want the best "deal" in the purchase of Madbury NH real estate a "short sale may be your best option. The process of finding and buying a short sale is not a typical real estate transaction. A Short Sale Defined

The following tips will increase your chances of negotiating a successful short sale transaction.

Are You a Qualified Buyer?

As a home buyer you must provide evidence that you qualify to purchase the property. The Seller is not likely to accept your offer without a valid credit approval as the lender will reject the contract. Get pre-approved from a reputable lender or if a cash buyer provide proof of funds. The approval must not contain conditions such as selling an existing property.

Pre-Qualify the Listing

Sellers selling short typically have a time-line they must meet to avoid foreclosure.   If they have not communicated with their lender(s) and started the process, it may not be possible to close before foreclosure. Negotiating the Offer

The first step is to have your offer accepted by the Seller and you will be competing against other buyers. Some real estate agents market the property substantially below market value to entice buyers. Others offer the property at the low end of fair market value. Price, terms and your qualifications will be the deciding factors for Seller acceptance. Sellers and lenders prefer offers with fewer contingencies.

  • Earnest Money - Sellers may be hesitant to accept your offer with a low deposit. Buyers can easily "walk away" from a contract with low deposits. If you are serious about buying the property offer the Seller a strong deposit.
  • Home Inspection - be prepared to invest the time and money in the home inspection prior to lender approval. A seller may not want to take the risk of conducting the inspection after lender approval. If they do, they risk losing the buyer on the inspection issues and will not have time to sell the property prior to foreclosure.
  • Flexible Closing Date - Lenders often approve short sales with quick closings. You must be prepared to meet their conditions if you want to consummate the sale.
  • Subsequent Offers -As a rule, real estate agents must present all offers.  A contract with a higher sales price may have a better chance at being approved by the lender. The lender will give the Seller direction as to submitting additional offers.   Also, be prepared to lock your interest rate thru closing so that your mortgage commitment will be valid.

Lender Approval

Lenders will do their "due diligence" to substantiate the value of the property and have no set formula to determine an acceptable price for the property.  However, Freddie Mac (one of the largest secondary market lenders) has a value range of 88% of one or more broker price opinions (BOP).  Have realistic expectations of the time-frame for approval  as it may take between 30-180 days and property values can change.  If the lender and the Seller are participating in the HAFA program, these timelines will be streamlined for a quicker response.

Bloody Red Barron

            Talking Suicide as the option for US Military: the Snoopy song comes on about Christmas and the Snoopy plane breaking down in a dog fight with the Red Barron.  The Red Barron stops beside Snoopy on the ground and wishes him a Merry Christmas and a Happy New Year over a friendly drink.  The Red Barron leaves with a see you next time my friend.  Christmas is the best time of the year and the worst.  The seventeen-year old US Marine proud killing innocent people wanting the same thing as us never realizes it until civilized society pounds it in.  “Its government marches to another drum” was in Veterans Today written by Stuart Littlewood.  Our government marches to a different drum than the voters that installed them.  How do you get the citizens of the USA to realize children go off to war and come back with experiences you that have never been can conceive?   The article goes on to tell about Vietnam Veterans being spit on at the air port and for safety reasons could not wear their uniforms back here in the USA.  The confusion of this first paragraph must explain reality is not a functioning part of this civilized society.

            Talking suicide makes me realize with the number of pages of my letters blogs that other citizen’s place on the web in the Madbury NH section alone takes any liability away for what I write, life back here just is not worth it.  My letters are so excisable to people around the world what is the point of even being here.  No one cares that the Madbury selectmen use their government position to take from local residents for their (the selectmen’s) own personal gain.  No one cares that Judge Peter Fauver used the trusted power of the courts to enable the Madbury selectmen to take from innocent citizens for personal gain with the blessing of the court.  No one cares that the NH Supreme Court refused to hear a case of a brother Judge/Attorney criminally violating the Constitution to crush the rights of the individual.  No one cares that a 100% disabled US Marine was put in jail as a terrorist under the Patriot Act for writing opinion letters of government wrongs.  No one cares that this US Marine’s medical care was stopped for combat related disabilities until I stop writing opinion letters just like this one of government wrongs.  No one cares that the newspapers censor letters just like this one under the heading libelous.  These same libelous letters are so well documented in public places demonstrates how the truth is such a powerful weapon.  The Madbury section alone should outrage these local citizens but what is the point.  WE send children into war to fight for the very subjects back here our own trusted judges and government officials take just like the Red Barron’s government and you innocent citizens that never fought on foreign soil just do not care enough to stop the wrongs.  What is the point of ever coming back to the world? (USA)

            Medical Care being used as a weapon to stop free speech back here in the USA can never happen.  Medical Care for combat related disabilities being stopped warrants suicide.  This letter tells me that I just never made it back to the world “United States of America” Snoopy and the Red Barron want the same think Peace on Earth and god will to all man does Mr. Littlewood realize what he wrote?
