Belmont Bay Walking Path Along the Occoquan RiverThere is nothing like a short sale closing to clear your desk of clutter.   After the usual short sale delays working with three different lenders has paid off for buyers and sellers.

The first closing was a Bank of America sale for a property in River Club I in Belmont Bay.  In this case the buyer had been waiting patiently since October 2009 when we had our offer accepted by the buyer.  We thought it would be a quick close as the inital "acceptance" by the lender came in a few months.  However the lender letter approving the short sale dragged on and on.  Fortunately my buyer was patient and snagged a top floor nicely updated and well cared for unit.

Meanwhile down the street at Harborview Condominiums in Belmont Bay, where I was working with both the buyer and seller we made a bit quicker headway with Chase.  For the seller there were a few agonzing days as the first buyer dropped out.  Forrtunately former rental clients of mine popped up and loved the unit.  The negotiator was a straight shooter, almost funny in their clipped manner but we managed to get the second deal to closing from start to finish in three months.

The second Harborview Condominium sale needed a little help from above.  In this case the above was the office of the CEO at SunTrust.  After having a cash buyer wait patiently through the long cold winter it was obvious this deal was hung up in some back office.  An email to the CEO produced instant results.  But I guess you know what comes next.  The buyer decided to bolt.  A new buyer appeared wtihin 24 hours who was able to close within a few weeks.

Now it is time to get out the shredder to make sure all of the personal financial information which is a critical part of a short sale is propertly disposed of.  Fortunately coming up later this week are two regular sales in Harborside Condominums.  It's nice to be able to have a little balance in our real estate transactions.
