This is a subject many licensees debate as to rather to ask folks to sign up, or not, to view all listings.  We are of the same mind and invite everyone visiting our Website at any stage of the home buying or selling process to view our local listings from all participating Brokers.  As you we would also appreciate the opportunity to assist them when they were ready.

Sue, in small towns it is hard to get information mainly b/c some office are not on board with the tech we take for granted.  There are smaller boards that list butthey are designed to force the consumer to call the office for info.  I  tend to work with out-of -area buyers and find that they get frustrated not being able to 'see' an area before driving to town to start the process.  Days of time can be spent'looking' with an agent just to discover you are in the wrong price range or you don't really want a particular area.  I find this approach helps educate my potential clients and gives them a head start on knowing what they are looking for. 

Buyers who already live here can weed out the properties of highest interest and do drive bys before scheduling to preview and write an offer.  I have a good conversion rate from the lurker to customer to client to sold.

Not everyone who clicks on a listing is wanting to buy today- my theory is why start drowning them with mail?  Relationships take time to develop, I am here for the long term.  The more my future clients know about their area of choice the easier it is for me to get them what they want.
