Top 5 Things to Do BEFORE You Sell Your HomeHere are the top five things to do BEFORE you sell your home:

1. Fix whatever's broken.  Take care of those little projects you have been meaning to finish but haven't found the time to do.  If the hinge on the gate is broken, fix it.  If a closet door doesn't slide right, fix it.  If there is a hole in the wall, fix it.  Buyers are very particular.  If they see the little things that haven't been fixed, they will wonder what bigger problems may lurk under the surface.

2. Make some upgrades.  Do a nice deep clean of the carpet.  However, if the carpet is worn, you may want to replace it.  Add a fresh coat of paint.  Replace the cabinet handles and/or pulls with newer ones or add them to cabinets and drawers that don't have any.  Update the light fixtures, including the outside lights, if possible.  Most of these don't cost much money but will make your home look much more presentable and worth the sales price.  Before you do this, though, speak with your Realtor®.  She will be able to tell you which upgrades give you the "best bang for the buck."

3. Freshen up the "curb appeal".  Clean up any garbage on the lawn or around the house.  Sweep off the sidewalks, driveway and front porch.  Purchase a new welcome mat.  Add plants for a more welcome look.  Plant new flowers to add a splash of color.  Adding flower boxes to the windows can make the front of your home look a little more appealing. 

4. Don't neglect the lawn.  Keep the lawn and shrubbery clipped.  Make sure to water your lawn regularly so that there are no "dead zones".  If your lawn looks unkempt, it can make a buyer think that you don't take care of other things in your home.

5. Clean and declutter.  Less is more...your house needs to look like a builder's model home (after all, that is your competition as well!).  Get in the habit of keeping the house clean every day.  You never know when there will be a showing and when there is, you want to be ready.

If you do these things you will be ahead of the game - certainly ahead of many of the listings on the market.  Remember that you want to eliminate objections for potential buyers as they are considering their next home purchase.  The above items are things you can absolutely control.  Preparing and staging your home properly will Get Your Home Sold

Great list of things to do before putting your house on the market. I might suggest that if someone's been in their house more than 7 years, they might want to do a pre-inspection (at least for wood-destroying insects). Better to not have that kind of surprise at the last minute.

Thanks for the comments, I was going back and forth between the home inspection, but I think the five I have noted are more important.  A pre-inspection is not for everyone, but the others are for sure.
